1.) List the changed or changing conditions in the area or in the City which make this zone change
necessary.
The zone change from A -0 to R -1 is necessary due to the demand for single - family residential housing.
The zone change from A -0 and R -1 to A -P, Administrative - Professional, is necessary to meet the demand for
professional office buildings, primarily for physicians and other medical providers.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
This zone change is not in accordance with the Comprehensive Plan. The Comprehensive Plan shows
Single - Family Residential - Medium Density adjacent to SH 6. This zoning would require development of the
property with the sinqle- family residential lots along SH 6 facing the interior of the property with the backyards
of residences and privacy fences visible from SH 6. We feel that office buildings adjacent to SH 6 would be
more attractive and better suited for this location.
3.) List any other reasons to support this zone change.
The location of this property provides good access to SH 6 which is desired by physicicans who must
frequently travel to the 3 hospitals in the Bryan /College Station area.
