SUBJECT: Tuscany Trace - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
September 8, 10:00 a.m., your project will be placed on the next available Planning &
Zoning Commission meeting scheduled for Thursday, September 18, 2003, in the City
Hall Council Chambers, 1101 Texas Avenue:
One (1) copy of the revised preliminary plat;
The Mylar original of the revised preliminary plat; and,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart @ci.college - station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future agenda
once all the revisions have been made and the appropriate fees paid. After the
Planning & Zoning Commission has approved the preliminary plat, please submit
seven (7) copies of the plat with any required corrections to the City of College
Station. City staff will check for all approved items and forward the plat to the County. If
you have any questions or need additional information, please call Carol Cotter or
myself at 764 -3570.

1. Reconcile dimension of provided scale with scale of drawing. Drawing is scaled at
1' =100'.
2. Indicate whether adjacent properties are platted or not.
3. Contour lines and Block numbers are barely visible. Please make sure revised
copies are more legible.
4. Designate Drainage Easements as "Private ".
5. Add a note or revise NOTE 14 to include the specific lots that will maintain the
private road.
6. Per Catherine Hejl (TxDOT) If only one access proposed to FM 2154, okay.

1. Due to lake encroachment and the 50' setback requirements from surface water on
several lots, the county is concerned that lot line adjustments may need to be made
in order to provide adequate building and septic system space.
