No work of any kind may start until a permit is issued. 2. The permit may be revoked if any false statements are made herein. 3. If revoked, all work must cease until permit is re- issued. 4. The first building construciDd on the 53 we site was the Warehouse building. The Laboratory building is almost through the permit process, On behalf of the Clem, we are proposing to reduce the number of parking spaces required for the Office building phase of the development by 18 spaces pursuant to UDO Section 7.2.1.8. We have studied the parking space requirements for this development and propose this reduction for two reasons as described in the following paragraphs. The Laboratory building required 40 spaces by City ordinance (9,815 sf @ 250 st1space). The approved Site Plan proposes 41 spaces. There are a total of 21 actual employees in this building. The Office building that we are now designing requires 39 spaces by City ordinance (9,583 sf @ 250 sfNme). Assuming a total of 30 occupants in this building, 20 employees and 10 visitors, the number of actual occupants in both buildings is 51. This Includes 10 visibrs which Is significantly more than the couple of visiors the firm typically has on a daily basis according to its visitor logs. The total required number of spaces for both buildings is 79 per the UDO, but there will only be 51 occupants. We propose to provide a total of 61 spaces for these two buildings (20 new spaces at the Office building). That is 18 less than the requirements, but 10 more than they will need assuming 1 vehicle per person. We are also providing bicycle parking as required by the UDO for the employees who commute to work on their bicycles. The other reason for the request is that the Client would ralher use this space as a nondeveloped area and would like to retain the natural pasture area as shown in the attached master plan (March 7, 2011) that was presented to the city and predates the annexation of the property. Should additional parking spaces be required, we have shown a designated reserve area for the additional 18 parking spaces on the site plan that would rot be built at the time of construction.
