Development Manager SUBJECT: Bentwood Estates Ph. 2 - Preliminary Plat Staff reviewed the above - mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, August 25, your project will be placed on the next available Planning & Zoning Commission meeting scheduled for September 4, 2003, in the City Hall Council Chambers, 1101 Texas Avenue: One (1) copy of the revised preliminary plat; The Mylar original of the revised preliminary plat; and, One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart @ci.college - station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. After the Planning & Zoning Commission has approved the preliminary plat, please submit seven (7) copies of the plat with any required corrections to the City of College Station. City staff will check for all approved items and forward the plat to the County. If you have any questions or need additional information, please call or myself at 764 -3570. Please change street names as all cul -de -sacs should all end in "Court". 2. It appears a variance in not necessary. The definition for a cul -de -sac is: cul -de -sac means a street having only one (1) outlet to another street and terminating on the other end in a vehicular turnaround. According to this definition, Ripple Wood is not a cul -de -sac until after Mirror Pond. In addition, Ripple Wood only needs the term "Court" on the cul -de -sac portion.
