SUBJECT: SHENANDOAH PH 8 A (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please submit the
following information by an established deadline to be scheduled for a future Planning &
Zoning Commission meeting:
Two (2) copies of the revised preliminary plat;
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call or myself at 764 -3570.

Project: SHENANDOAH PH 8 A (FP) - 03- 00500204
PLAT COMMENTS
1. Plat does not conform to the approved Preliminary Plat; no Phase 8A was shown nor
was detention shown in the park as currently proposed. A revised Preliminary Plat
will need to be approved by the P &Z prior to approval of this plat.
2. The Parks Department has determined that the construction plans are significantly
different to what was approved by the Parks Board for this project. These plans will
need prior approval from the Parks Board to proceed.
ENGINEERING COMMENTS
1. Drainage into the park area will have to be approved by the Parks Board.
2. The curved storm sewer is approved for this application if you provide
documentation to show that the pipe that is specified can be deflected to the
designed radius with no more than 1 /2 the manufacturer's recommended deflection.
3. SHT 2 - Plan calls for 18" RCP while profile shows 21" RCP.
4. SHT 3 - A drainage easement is required for the downstream side of the culverts
under Alexandria.
5. SHT 6 - Remove the upstream 45 Bend between Inlet 17 and Inlet 18.
6. SHT 6 - (SD -4) Show waterline and sewer line conflicts.
7. SHT 6 - (Salem Court) 21" RCP at Sta. 20 +22 is shown as existing. Verify.
8. SHT 9 - It appears that additional easement will be required for sewer line
realignment in areas between Sta 139 +50 and 145 +00. Will Manhole 2.5 fit within
boundaries of ROW?
9. SHT 9 - Match soffits of 8" and 12" lines in Manhole 3.
10. SHT 9 - Center joint of pipe under 6" waterline at Sta. 141 +83.
11. SHT 9 - Profile for Sewer Line S -11 is titled S -12. Verify.
12. SHT 9 - Clarify which sections of sewer line are to be removed and which sections
are to be grout filled.
13. SHT 10 - Show Row In of existing 6" line at existing MH (Sta. 185 +00).
14. SHT 12 - Verify Flow Line In of 6" Stub. Value given does not match profile.
15. SHT 12 - Show storm sewer in profile of Sewer Line S -9.
16. SHT 12 - Show storm sewer in profile of Sewer Line S -10.
17. SHT 12 - Specify type of pipe to center under waterline in profile of Sewer Line S -9.
18. SHT 13 - Add blowoff to lowest point of water line.
19. SHT 13 - Show conflict with existing sewer line.
20. SHT 13 - Plan and profiles for water line stub outs greater than 18 feet in length are
required as these lines are considered public mains. A blow off is also required at
the end of lines that cannot be isolated (Inset D).
21. SHT 14 - Correct the stationing and profile of water line and storm sewer.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

22. SHT 14 - Show storm sewer in profile at Stations 246 +7_ and 252 +24.
23. SHT 14 - Add blowoff to the water line crossing of the 3 -42" RCP culverts.
24. SHT 15 - Verify stationing of W -1.
25. SHT 18 - The elevation of the berm in the profile does not match what is called out in
the plan view (6" Berm at 288).

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer installs street lights per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and /or site plan.

6. Developer provides temporary blanket easement for construction
purposes.
7. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).
