To Whom It May Concern:
Delmar owns certain real property described as Lot 1A, Block One, of The Gateway, Phase I, an
addition to the City of College Station, Texas, according to the Replat and Subdivision Plat thereof
recorded in Volume 4998, Page 262, Official Records of Brazos County, Texas.
Delmar has submitted to the City of College Station a replat of said Lot 1A, which replat will
subdivide Lot lA into Lot 1A -R and Lot 1B, Block One, of The Gateway, Phase I. Lot 1B will be in
substantially the same location, size and configuration as former Lot 8, Block One, of The Gateway,
Phase I, according to the previous plat recorded in Volume 3663, Page 313, Official Records of
Brazos County, Texas.
The replat will reconfigure the property such that the trash receptacles to be used by the occupants of
Lot 1B will be located on Lot 1A -R. Accordingly, the City of College Station has requested
Delmar's assurances that, in the event either of such lots ceases to be owned by Delmar, the owner
and occupants of Lot 1B will retain the right to enter Lot 1A -R for the purpose of using the trash
receptacles located on that lot.
So long as Delmar owns Lot 1A -R, as described above, Delmar, on behalf of itself and all
subsequent owners of Lot 1A -R, and their respective successors and assigns, will permit the
owner(s) of and tenant(s) lawfully occupying Lot 1B to enter Lot 1A -R for the purpose of utilizing
trash receptacles to be kept on Lot 1A -R in a location designated by Delmar.
Delmar covenants that, in the event Delmar sells, conveys or otherwise transfers any interest in the
portion of Lot 1A-R on which said trash receptacles are maintained, Delmar, as the owner of Lot 1B,
will concurrently reserve for itself, its successors and assigns, an easement benefitting Lot 1B and
burdening said portion of Lot 1A -R for ingress and egress to and from said portion of Lot 1A -R for
the purpose of utilizing said trash receptacles.
Delmar further covenants that, in the event Delmar sells, conveys or otherwise transfers Lot 1B or
any interest therein, Delmar, as the owner of Lot 1A -R, will grant to the purchaser or transferee of
Lot 1B or any interest therein, an easement benefitting Lot 1B and burdening the portion of Lot 1 A-
R where said trash receptacles are kept, for ingress and egress to and from said portion of Lot 1A-R
for the purpose of utilizing said trash receptacles.

When comparing the Straight Split option to the regular three
plane split Keystone, the difference in the side angle from 15° to
7.5° recognizes the need to build wide radius curves when work-
ing with the straight split products for the maximum aesthetic
15° appeal. Tight radii have a more severe appearance due to the 7 5°
unit corners projecting beyond units below.
