The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information to be placed on a future Planning and Zoning Commission meeting: Ten (10) copies of the revised preliminary plat. This does not constitute a full review. Some items have been noted. Please see comments below ENGINEERING 1. Is development gated? 2. Show required set backs. 3. Show all required easements. 4. Show all plat requirements as listed in Subdivision Regulations, Section C -6, and Preliminary Plat Application Checklist; i.e., 2 ft contours, heavy boundary lines, "PRELIMINARY PLAT - NOT FOR RECORD" in letters 1/2 " high, etc. 5. Each lot must have frontage on a street (whether public or private), which is to be built to City standards, including required turning radii, width, and prohibited backing maneuvers (which would not be the case with proposed parking layout). 6. Given current layout, plat shows no solid waste infrastructure. We will need five 12' by 12' (inside diameter) front end loader container pads at this location. Per Pete Caler. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city. 5. Developer provides digital AutoCAD 2000i version of plat and /or site plan. Tie Plat to City Monument or known platted corner. 2. Locate fire hydrants on lot line between Lot 1 and Lot 2. Lengths of streets would allow a blow off instead of additional fire hydrant. 3. Provide a public utility easement for the sanitary sewer line through Lot 2, Block 3. 4. Label existing easements and provide volume and page numbers. 5. Remove Note 9 from General Notes. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, December 16, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for January 2, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will be pulled from the scheduled Planning & Zoning Commission Agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Due to the phasing of the development, this subdivision plat needs to be submitted as a Master Preliminary Plat. Show order of phasing. 2. "MASTER PRELIMINARY PLAT - NOT FOR RECORD" should appear on the plat in letters 1/2 " high. 3. There is already a Dartmouth Crossing subdivision. The name of your subdivision will need to be Phase 2 or changed entirely. 4. Rename streets to use last names only and use Court as designation (Bardell Court, Bishop Court, Wells Court). 5. Minimum lot size for R -2 zoning is 20'x100'. Lots 7, 8, 9, 10, 15, 16, 17 and 18 of Blocks 1 and 2, and Lots 10, 11, 12, 13, 18, 19, 20 and 21 of Block 3 do not meet this requirement. 6. Indicate on the Plat whether adjacent parcels of land are platted. 7. Tie Plat to City Monument or platted corner. 8. Townhome requirements are a minimum of three and a maximum of 12 attached dwellings. Please note on Plat. 9. The building line on Krenek Tap is labeled 25', but measures 20'. Verify. 10. Show /label existing easements and provide volume and page numbers. 11. Please use differing line types /widths for utility lines. Clarify proposed water line shown on Lot 15, Block 3. Does it tie to the proposed 8" waterline along Larry Wells Place? What size is it? 12. The water line along Krenek Tap Road is on the south side of the road. It appears that the proposed 8" waterline along Larry Wells Place stops on the north side. 13. Lot 24, Block 1 and 2 will require service from proposed 8" waterlines. Individual taps into the existing 12" waterline will not be allowed. 14. Is fire hydrant at Lot 15 and 16 of Block 3 necessary? 15. Preferred location of fire hydrants is on lot line between Lot 1 and Lot 2. Lengths of streets would allow a blow off instead of additional fire hydrant, but not required. 16. What is size of proposed sanitary sewer? Provide sanitary sewer to Lot 15 and 16 of Block 3. 17. Our maps indicate the diameter of the existing sanitary sewer is 15 ". You show an existing 8" sewer line. Please verify. 18. Provide a public utility easement for the sanitary sewer line through Lots 3 and 4, Block 3. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Due to the depth and size of the existing sanitary sewer, individual taps will not be allowed for lots that the sanitary sewer runs through. Taps to be made from the lateral. 20. Where sanitary sewer lateral is not through private property and is under pavement, show location of taps (Lots 15 and 16, Blocks 1 and 2) 21. Indicate that storm sewer system and detention basin are private and who will maintain. Tie to existing public storm sewer needs to be via a junction box. 22. Do to close proximity of storm sewer discharge into nearby creek, you may want to check capacity of existing storm sewer to reduce size or possibly eliminate the detention basin.
