Please keep in mind that staff's responsibility is to provide the Planning & Zoning Commission with all pertinent facts of a development case, but that staff is not acting as an advocate for the applicants. Therefore, it is in the applicant's best interest to send a representative to the Planning & Zoning Commission meeting to speak on behalf of the proposal. This item is scheduled for the Thursday, September 19, 2002 Planning & Zoning Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council Chambers. WOLF PEN CREEK DESIGN REVIEW BOARD STAFF REPORT Project Manager: Chris Butler Date: August 28, 2002 E -mail: Cbutler @ci.college - station.tx.us For AGGIELAND NAILS (SDSP) (02 00500182) All proposals involving site development or redevelopment in the Wolf Pen Creek Corridor District shall require a review subcommittee of the Wolf Pen Creek Design Review Board (DRB): Zoning District: Wolf Pen Creek Location: 1933 South Texas Avenue Applicant: Bonanza Signs & Graphics Item Summary: The applicant is proposing an attached sign for a new tenant of the Homecraft Shopping Center located at the Northeast corner of Texas Avenue and Hollema Drive. The proposal is for 18" white channel letters reading "Aggieland Nails." This color will match the other tenant sign on the building. Section 7.21.E in the College Station Zoning Ordinance states that: Every sign shall have good scale and proportion in its design and in its visual relationship to buildings and surroundings. The colors, materials, and lightin: of every sign shall be restrained and harmonious with the bui sing an. si e o w is 1 pnncipally relates. The number of graphic elements on a sign shall be held to the minimum needed to convey the sign's major message and shall be composed in proportion to the area of the sign face. Each sign shall be compatible with signs on adjoining premises and shall not compete for attention. The second issue for consideration regards a color change made to the building facade. The owners of this shopping center have recently repainted the awning burgundy from green. This item has not been reviewed by the DRB. Item Background: This parcel was left as a WPC district when the surrounding 15.8 acres making up the Wolf Pen Plaza was rezoned to C -1. Issues /Items for Review: LOvvt et's 1.
