SUBJECT: FINAL PLAT — COMMERCIAL for PONDEROSA PLACE SEC 2 (FP)
Item: Discussion and possible action on VACATING a plat and a FINAL PLAT for
PONDEROSA PLACE SEC 2 (FP), consisting of 2 lots on 2.63 acres at the corner of
Longmire and Rock Prairie Road. (02- 00500179)
Applicant: KERR SURVEYING
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This item is to consider Vacating a previously approved plat (4/4/02)
and a Final Plat for Lots G -2A and G -2B of Ponderosa Place Section 2. The applicant
is relocating an access easement to reflect actual constructed conditions. Whataburger
is now open. Walgreens is under construction. In addition, the project required a fire
line to the Walgreens building. The fire line is required to be in a PUE, which is now
shown on the plat.
Required with the platting of this property will be the sidewalk along Longmire. A
sidewalk currently exists at this location along Rock Prairie Road.
Comprehensive Plan Considerations:
Land Use Plan: Shown as Retail Neighborhood
Thoroughfare Plan: Longmire is a Major Collector and Rock Prairie is a Major Arterial.
Parkland Dedication: N/A
Open Space Dedication: N/A

SUBJECT: PONDEROSA PLACE SEC 2 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, September
23, 10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for October 3, 2002, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised final plat; and,
One (1) Mylar original with the appropriate signatures.
Upon receipt of the required documents for the Planning & Zoning Commission
meeting, your project will be considered formally filed with the City of College Station.
Please note that if all comments have not been addressed on your revised final plat,
your project will be pulled from the scheduled Planning & Zoning Commission agenda.
Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information,

ENGINEERING
1. The PUE shown does not match the approved drawings. The easement must cover
the entire fire line up to the proposed building. See approved construction plan for
details.

must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that have not been pointed out to the City, will constitute a completely

1. Developer installed a waterline/ fire line for this project. Please reference site plan.
If an easement has been filed it needs to be reflected on the plat. If one was not
filed, please file one with this plat. A blanket easement may affect this plat as well.
