The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 8, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, September 18, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; Parkland Dedication in the amount of $556 must be submitted prior to the filing of the final plat (this is for the second residential lot being created); One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college- station.tx. us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please label this item as a Replat in lieu of a Final Plat. 2. Please title Replat side as Replat in lieu of Resubdivision Plat. This is an antiquated term and does not relate to state statute §212 of the LGC. 3. The City is requesting a public /pedestrian access through the subject property to the adjacent 5 -acre tract. The Parks Department's request is for a 10 -ft easement from the end of Cooner Street, along the south property line to the west to the park and a 10 -ft easement from Chimney Hill Drive to the south to connect with the first easement. The Subdivision Regulations regarding this item is as follows: §10.F.2 (b). A proposed subdivision adjacent to a park may not be designed to restrict reasonable access to the park from other area subdivisions. Street and greenways connections to existing or future adjoining subdivisions may be required to provide reasonable access to parks. The adjoining park is a trail system facility. At present the only access to the park is from the City of Bryan. Providing the access will allow the Parks Department to construct a sidewalk from the street system to the park. No requirement for the construction of a sidewalk to the park will be required of the property owner unless it is part of a rezoning request (PDD). You may wish to include a note on the plat to this effect. If City Staff or the Planning and Zoning Commission were to require an Access Way ( §8.L) it would reduce the size of the lot and require the subdivider to construct the sidewalk. Staff prefers this less than a public access easement. 4. Please remove fence line and building lines from Replat. You may wish to add a note stating that building lines are per City ordinance. 5. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Please submit the following by Monday, September 15, at 10:00 a.m. for the project to be scheduled for the Planning & Zoning Commission scheduled for September 18, 2003: One (1) Mylar original with the appropriate signatures. Plat appears to be compliant. Please submit sealed mylar with all applicable signatures. 2. Please note that the creation of 1 new residential lot requires the payment of parkland dedication and development fees. The fee for 1 lot is $556. This fee is due in order for the plat to be filed.
