Re: Variance request for 4418 Pickering Place
NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station is considering a variance request for
the following property:
Applicant: CHARLES THOMAS
Subject Property: 4418 Pickering Place
(See attached location map.)
Proposed Variance: Side setback
The Zoning Board of Adjustment will hold a public hearing on Tuesday, September 2,
2003 at 6:00 p.m. to consider the request. The public hearing will be held in the City
Hall Council Room located at 1101 Texas Avenue South, College Station, Texas.
All owners of the subject property and property owners within 200 feet of the subject
property have received notification of this request.
Any request for sign interpretive services for the hearing impaired must be made 48
hours before the meeting. To make arrangements call (979) 764 -3547 or (TDD) 1 -800-
735 -2989.

Dear Members of Z.B.A.
My wife, Amy & I live at 4422 Pickering Place in the Castlegate subdivision which is the
second lot at end of cul -d -sac from the property located at 4418 Pickering for which Charles Tho-
mas is requesting a variance to the side set back from the normal 5 feet building line.
My wife and I have looked at both surveys prepared by Carlomagno Surveying and discussed
with Mr. Thomas the encroachment into the 5 feet building line. We understand that Mr. Thomas
used the same property pin for his front right property corner as did the builder of 4416 Pickering
for his front left corner. Since the home at 4416 Pickering was built and completed some fourteen
months prior to the start of 4418 Pickering and that everything lined up visably from the back right
property pin and the front right property pin for Mr. Thomas, we see that this was simply an honest
mistake. We understand how this error occurred on Mr. Thomas' part and we hope you will allow
him the requested variance for the property at 4418 Pickering as we both support his variance re-
quest. We also observed that there is at least ten feet distance between the homes located at 4416 &
4418 Pickering, therefore we see no visable reason not to approve Mr. Thomas' request.

As a former member of the Zoning Board of Adjustments and the fact that I reside at 4421
Pickering Place in the Castlegate subdivision which is directly across the street from the property
located at 4418 Pickering for which Charles Thomas is requesting a variance to the side set back
from the normal 5 feet building line, I would like to respond to this requested variance.
My wife, Amy and I have looked at both surveys prepared by Carlomagno Surveying and
discussed with Mr. Thomas the encroachment into the 5 feet building line. We understand that the
builder of the home located next door to 4418 Pickering evidently used the same property pin for the
front left corner as Mr. Thomas did for his front right corner because the house slab, fence, sprinkler
heads and grass sod were set up on that line from the back left property pin. We understand how
this error occurred on Mr. Thomas' part and we hope you will allow him the requested variance for
the property at 4418 Pickering as we do support this action.
