The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for final plat approval and filing at the Brazos County Courthouse: Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college- station.tx.us If you have any questions or need additional information, please call Spencer Thompson or myself at 764 -3570. Attachments: Staff review comments Case file #03- 00500121 Home of Texas A&M University STAFF REVIEW COMMENTS NO. 1 Project: COLLEGE PARK SUBDIVISION (FP) - 03- 00500121 ENGINEERING 1. Please provide a copy of the Quick Claim deed, Vol. 4895, Pg. 186. 2. The City is regarding this item as an Amending Plat under Chapter 212.016, 11, A of the local government Code. Please see State statute below. This item will be approved by Staff and not go before the Commission. 3. Please provide "paid tax certificate" as required. 4. Remove house from plat. This side of plat should be titled "Original Plat ". Adjacent to this should be the Amended Plat showing the property with no interior lot lines, only the easement. 5. Title block should read College Park Subdivision Amending Plat of Lots 7, 8, & 9, Block 9 as Lot 7A, Block, 9 0.46 acres. 6. In place of Approval of Planning and Zoning Commission the certification should read Approval of City Planner and read like the Engineer's. Reviewed by: Spencer Thompson Date: May 21, 2003 CHAPTER 212. MUNICIPAL REGULATION OF SUBDIVISIONS AND PROPERTY DEVELOPMENT SUBCHAPTER A. REGULATION OF SUBDIVISIONS § 212.016. Amending Plat (a) The municipal authority responsible for approving plats may approve and issue an amending plat, which may be recorded and is controlling over the preceding plat without vacation of that plat, if the amending plat is signed by the applicants only and is solely for one or more of the following purposes: (11) to replat one or more lots fronting on an existing street if: (A) the owners of all those lots join in the application for amending the plat; (B) the amendment does not attempt to remove recorded covenants or restrictions; (C) the amendment does not increase the number of lots; and (D) the amendment does not create or require the creation of a new street or make necessary the extension of municipal facilities. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Page 2 of 3
