Brenda - The blanket easement was turned into the City today. We will
prepare Permanent Easements as soon as possible and get them to you.
I think it would be quite obvious that we would like to "keep our project
going" We didn't come this far to let an electrical easement stop us. We
did everything we were asked to do and I do believe that all parties
involved thought that the blanket electrical easement noted on the plat was
what we needed. Easements do follow titles. If not you would have to file
new easements every time a property was sold.
I don't understand why we have to file a blanket easement when we can give
you the permanent easement in a few days. The work is complete and we will
get the engineer to prepare the documents as soon as possible.
Please let me know if you do not have the blanket easement and I will
personally deliver a copy to you.

1 was retained by Miles Construction Corporation to design the foundation for
Wolf Creek Condos to be built at 1811 George Bush Drive E. June 3, 20081 was asked
to inspect the structural steel balconies and provide a letter to you regarding my
findings.
My professional opinion is that exterior balconies meet or exceed safety and IBC
2006 code requirements.
The floor structure of the balconies is fabricated from structural angles, W
sections and square 4x4 HSS Sections Fy 46 ksi. Each balcony is self-supporting with
4 columns and base plates. The exterior wall provides lateral load resistance. Vertical
reaction for live and dead load is approximately 3 Kips per column. The safe load listed
in the 9"' edition of the AISC manual for lightest HSS profile is 25 kips, thus a minimum
factor of safety of 25/3 or in excess of 8.0. Welds vary in quality but all are of adequate
strength to support the light load associated with the balcony design.
It is my professional opinion that all balconies constructed to date meet or
exceed the appropriate design criteria. Handrail design also appears to meet code.
