A11 500 Cooner, College Station TX What was discovered (hidden from inspection) as work started: Rotted 12 LF 4"x6" north elevation beam. Tips of floor joists showed rot as well. Rot around front (north) window elevation. Rotted 36 LF beam along west elevation. Rot around two west windows and several areas of roof decking. Rotted 12 LF beam along rear (south) elevation. Rot around rear windows and roof decking. What was changed to fix the hidden damage: Front elevation 12 LF beam (9) 12" floor joists -'('tAJ Front stud wall West elevation 36 LF beam — No floor joists West stud wall and new windows. New roof decking. South elevation 12 LF beam I South elevation stud wall, new window and roof decking. I took a gable roof tied into a flat roof, and made it into one gable roof to stop leaks. All of the existing three tab shingles would be replaced to match on the west elevation only. We are considering replacing the entire roof to an upgrade, since the existing roof is showing its wear and tear. That decision has not been made yet, but we do have a bid to get this done by a roofer. These 3 bedrooms had carpet in them and that is what is going back into them when the work is finished. Some outlets were turned off and removed, and will be reconnected by a certified electrician once the framing is complete.
