Dear Mr. Leon Williamson,
I have completed the plan review for the above referenced project and have the following comments.
The plan review is based on the 2003 International Codes, the 2002 National Electrical Code
and our local amendments. Where appropriate, I have included the applicable code sections.
1. Provide emergency interior lighting and emergency exterior "exit discharge"
lighting to comply with section 1006.3 of the 2003 IBC.
2. Verify, if building is fire sprinklered.
3. Provide total square footage of entire restaurant size and total occupancy load.
4. Verify, commercial kitchen type I exhaust hood may not have combustible construction
within 18" to comply with section 506.5.4 of the 2003 International Mechanical Code.
5. Provide specifications for a Type I exhaust hood with Fire Suppression System to
comply with the 2003 International Mechanical Code.
6. Provide maneuvering clearance at restroom door in compliance with section 404.2.4
(f) of the ICC/ANSI A117.1-1998. See attached copy of page 16.
7. Condensate drain line flow into an approved drain.
8. Verify, 75 CFM minimum exhaust fans in each restroom per 2003 IMC.
9. Provide lighting and mechanical compliance certificates per 2003 IECC.
10. Show any floor drains and floor sinks to be installed each with a trap seal per section
1002.4 of the 2003 International Plumbing Code.
11. Verify that wall finish materials in restrooms meet section 1210.2 of the 2003 IBC.
12. Verify 2 hour fire rated existing tenant separation walls for restaurant.
13. Provide a 1000 gallon minimum grease trap with sample well. Contact Pete Garcia
with City of College Station, Environmental Services Department at 979-764-3663 for
more details.
14. Provide fire extinguisher locations.
The review does not include any civil or zoning issues or NRA requirements of the Unified
Development Ordinance. Please respond to the plan review comments at your convenience. Three
sets of plans addressing these issues will be required. Should you have any questions, contact me

Dear Mr. Lee:
On February 15, 2007, at your request, Mr. Paul Dehlinger R.S., of Austin
Environmental, Inc., conducted an asbestos inspection of the Former Tuscany's
lease space in College Station, Texas for the presence, location, and the
condition of suspect asbestos -containing building materials (ACBM).
The purpose of the inspection was to determine the presence, condition and
location of all suspect friable and non -friable asbestos -containing building
materials prior to renovation activities.
The federal National Emission Standard for Hazardous Air Pollutants (NESHAP)
40 Code of Federal Regulations (CFR) Part 61, subpart M, and the Texas
Asbestos Health Protection Act and Rules (TAHPA) requires that prior to any
renovation or demolition of a commercial or public building that it must be
inspected for the presence of suspect asbestos -containing building materials
(ACBM).

The scope of work and services provided include:
♦ Field investigation and visual observations of suspect ACBM that will be disturbed
♦ Define homogeneous areas and sampling strategy
♦ Sampling and analyses of suspect ACBM
♦ Collect information on the friability of suspect ACBM
Suspect ACBM was physically handled to determine friability and bulk samples
were obtained for analysis. The inspection involved sampling of eighteen (18)
suspect asbestos -containing building materials and analyzing them under
Polarized Light Microscopy with Dispersion Staining (PLM/DS), Environmental
Protection Agency (EPA) Method 600/R-93/116. The PLM results are attached
to this report.
SURVEY
The survey was conducted on a homogenous -area basis with the construction
materials sampled and tested that are suspect to contain asbestos and that may
be disturbed during future renovation activities. Suspect asbestos -containing
building materials sampled include; ceiling tile, insulation, drywall texture,
ceramic the (2 types), FRP with mastic.
RESULTS
All suspect building materials sampled and tested were determined to be None
Detected for asbestos content.

Friable asbestos -containing material refers to material, which contains more than
one (>1%) percent asbestos by weight and when dry, can be crumbled,
pulverized, or reduced to powder by hand pressure. Non -friable asbestos -
containing material is any material containing more than one (1%) percent
asbestos by weight and when dry, cannot be crumbled, pulverized or reduced to
powder by hand pressure.
All materials detected/uncovered during present or future renovations or
demolitions that are not listed, as being sampled on the Chain of Custody Form
and will be disturbed, must be sampled and analyzed prior to disturbance. All
additional samples and assessments are to be conducted by properly licensed
individuals.
New building materials should be addressed to ensure that they do not contain
asbestos. Manufactures labels or material safety data sheets (MSDS) should be
reviewed and documented to ensure that any asbestos containing building
products are not used during future construction.
LIMITATIONS
This report only applies to the scope of work described herein. This report
describes existing conditions at the time of services. Conditions of asbestos -
containing materials may change as a result of damage, deterioration or other
disturbance and may increase the potential for elevated fiber levels.
This report applies only to accessible areas observed during our field services.
Asbestos -containing materials may exist in concealed inaccessible enclosures,
such as areas enclosed by permanent partitions, chases, shafts, equipment etc.
Material locations and quantities may vary.

Although a good -faith effort was made to locate asbestos -containing materials in
the area within the scope of work, extensive destructive inspection and/or testing
was not conducted due to the expense, potential exposure hazards and/or
potential regulatory violations. All surfaces, paints, wire insulation, electrical
panels, fire rated doors and panels, furnishings, Heating Ventilation and Air
Conditioning (HVAC) Systems, fixtures and similar materials and equipment were
not sampled and analyzed due to safety concerns and expense.
Inspection and testing for biological contamination, lead -based paint, PCB
containing light ballast and/or other hazardous and/or regulated materials was
not included in Austin Environmental Inc.'s survey. Austin Environmental Inc.
makes no warranty and assumes no liability for the inappropriate use or misuse
of this document.
