A. Following is a description of the renovation planned for the home at 9001 Sandstone.
a. Removal of the existing cabinets in the kitchen. As the existing cabinets are job built, it will be
difficult to salvage the cabinets but every effort will be made to salvage the cabinets and store them on
site.
b. Removal of the existing appliances. Appliances not be reused will be disposed of at the owner's
directions.
c. The tile flooring in the entry, family room, kitchen, breakfast, powder bath, and utility will be removed
and disposed of.
d. Ceiling drywall and attic insulation in the kitchen area will be removed to expose the ceiling structure.
e. A wall will be constructed approximately in the center of the existing ceiling beam to support the
ceiling and roof load. This wall will have a window opening as shown on the plans. The roof and
beam will be jacked up to level the roof structure. Once level, the kitchen/living wall will be
straightened to remove the existing bow of 2"-3". A new connection will be fabricated where the
breakfast ceiling ties into the kitchen ceiling.
f. The trapezoid window at the family room gable will be removed and replaced with a shorter window.
The existing French door will be removed and then centered beneath the new window. (See
allowances) The existing siding on the exterior around the new door and window will be removed,
replaced, and repainted to match as closely as possible the existing siding and exterior paint. The
windows and openings will be properly flashed with Tyvek and fortiflash tape.
g. The existing pantry will be removed and new pantry framed as shown on the drawings.
h. The existing skylight will be removed and framed to seal the roof. New shingles will be installed
along this section of roof over the kitchen/family room to match as closely as possible the existing
shingles on the home.
i. Plumbing and electrical at the existing island will be moved to accommodate the location of the new
peninsula island.
j. Electrical plugs and switches will be installed to accommodate the location of the new appliances.
k. New lighting will be installed in the ceiling area per the allowance provided.
1. New drywall and texture will be installed in all areas where drywall has been removed. The attic
insulation will be installed to replace the insulation removed. — Ra fo
m. New cabinets, countertops, backsplash, appliances, and electrical fixtures will be installed per the
allowances. New hardware will be installed per the allowance.
n. New base and trim moulding will be installed as required. A new wood wrap around the ceiling beam
will be installed.
o. All newly placed or repaired drywall will be textured and painted with a color of the owner's choice or
to match the existing areas as closely as possible.
p. New brick paver floors will be installed in the entry, family room, kitchen, breakfast, powder bath, and
utility per the allowance from Carpet One.
q. Final cleaning will be performed to make ready for move -in. All construction debris will be removed
from the site.
