V please tie this plat to a City of College Station Control Monument.
This information was added to the Final Plat
Lots 114 and 115 are considered right -angle lots and will be considered by the P &Z as a
discretionary item.
Lots 116 and 117 have also been rotated 90 degrees and the application revised
accordingly. A letter is attached requesting we use the current subdivision regulations
in the UDO for this item, therefore it will not be a discretionary item for the P &Z.
The note on page 3 of the title report.
That is a qualification we use in our title insurance policies, as we are not permitted
under state title insurance regulations to insure or guarantee the exact amount of
acreage in a tract of land. Since this report is not "insurance'; we can remove it, but it
has no bearing on the accuracy or any other information in the report.
4. There are several easements mentioned in the title report that are not accounted for on the
plat. Pleas p show, add a note, or explain if the easement as invalid.

Y This easement is for access to an existing oil /gas well site using an existing private
road within the overall limits of Saddle Creek. This road is not located within
I Phase 7B so it does not affect this Plat.
These Temporary Access Easements are now shown on the plat at the end of Saddle
Creek Dr and Vintage Oaks Drive. These easements go away when the Phase 7B
Plat is filed.

Yes lot 80 has 1.15 acres outside of the drainage easements.

Commission. This is a typo in the UDO.
This information was changed on the Final Plat.
Please remove note 7-(19) regarding setbacks.
This note has been changed to show that the Brazos County Subdivision and
Development Regulations require a 25'setback.
Note 6 needs to be revised to also include the BCS Design Guidelines.
This information was added to the Final Plat.
Please note that any changes made to the plans, that have not been requested by the City of
College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
Any additional changes on these plans that the City has not been made aware of will constitute
a completely new review.
The lot line between lot 116 & lot 117 has been rotated 90 ° . This lot line has been
bubbled on the 24 "x36" submittal of the Final Plat.

ENGINEERING COMMENTS NO. 1
Please submit drainage report. If the drainage report for the entire subdivision has previously
been submitted to the City, please simply provide a letter referencing the report. Please
provide the bar ditch and culver sizing information unless it was previously provided. Please
verify that all drainage assumption made with the prior report are still accurate with the design
of this phase, if not please provide an addendum to that report.
The drainage report that has been submitted to the county is attached.
Please submit a construction documents for streets and drainage infrastructure.

FYI — On the engineer's statement on each page, the year 2012 is listed instead of 2011.
This has been updated on the construction documents.
Fire Flow) A fire flow test will need to be performed and submitted upon completion of the line
to verify the constructed system meets the BCS minimum design guideline requirements.

We have submitted the Final Plat to BTU, Wellborn Water and Brazos County and they
do not have any comments.
Please verify that all lots have enough buildable area outside drainage easements to support
septic systems.

End of road barricades may be appropriate for temporary dead ends.
Signs have been sufficient in the previous phases of this project.
In addition to the following standard comments, if more than 5 acres will be disturbed during
construction of this project a NOI must be filed with the state and a copy provided to the CoCS.
