DEVELOPMENT HISTORY
Annexation: 1995
Zoning: A -O Agricultural Open to R -1 Single - Family Residential (1999)
Preliminary Plat: A preliminary plat for this phase was approved in April 2010. This
area was previously included as part of a reserve area for future
development in the master plan but that project has expired. This
plat is therefore subject to current requirements for parkland
dedication and single - family tree planting.
Site Development: Vacant
COMMENTS
Parkland Dedication: Parks & Recreation has recommended approval for fees in lieu of
parkland. A prior agreement has been acknowledged that lots in
the Alexandria subdivision would be credited for neighborhood
park land dedication already given in Southern Oaks Park, which
satisfies the Neighborhood Park acquisition fee ($314 per single -
family lot). The remaining fees including neighborhood parkland
development fee of $764 per lot, community park acquisition fee
of $305 per lot and community parkland development fee of $638
per lot are due. As a result, $29,019 (17 single - family lots x
$1,707 per lot) is due before the final plat can be filed for record.
Greenways: The Bicycle, Pedestrian, and Greenways Master Plan shows a
greenway in this area along Lick Creek with a multi -use path
located within it. A 9.167 -acre greenway dedication to the City is
proposed with this plat. The multi -use path is funded as part of
the 2008 Bond Election and is anticipated to be designed and
constructed in the coming years.
Impact Fees: The subject plat is not located within an impact fee area.
REVIEW CRITERIA
Compliance with Subdivision Regulations: On the Thoroughfare Plan, two adjacent minor
collectors (Eagle Avenue and Newport Lane) have been constructed while a third minor
collector (Alexandria Avenue) is proposed to be extended through to Eagle Avenue. In addition,
the Bicycle, Pedestrian, and Greenways Master Plan identifies a greenway along Lick Creek
and a 9.167 -acre portion is proposed to be dedicated to the City. The proposed final plat
conforms to the preliminary plat, to the existing R -1 Single - Family Residential zoning district and
the subdivision regulations contained in the Unified Development Ordinance.
STAFF RECOMMENDATIONS
Staff recommends approval of the final plat.
