recorded in Volume 3922, Page 284 (O.R.B.C.);
THENCE: along the northwest line of said ALEXANDRIA
SUBDIVISION, PHASE 2 -13 for the following two (2) calls:
1) S 44° 39' 11" W for a distance of 60.00 feet to a found 3/4 -inch iron pipe
for corner and
2) 39.27 feet in a clockwise direction along the are of a curve having a
central angle of 90° 00' 00 ", a radius of 25.00 feet, a tangent of 25.00 feet
and a long chord bearing S 00° 20' 49" E at a distance of 35.36 feet to a
found 3/4 -inch iron pipe marking the north corner of said ALEXANDRIA
SUBDIVISION, PHASE 4 -B;
THENCE: along the northwest line of said ALEXANDRIA
SUBDIVISION, PHASE 4 -B for the following five (5) calls:
1) S 44° 39' 11" W for a distance of 411.38 feet to a found 3/4 -inch iron
pipe for the Point of Curvature of a curve to the left,
2) 374.02 feet along the arc of said curve having a central angle of 34° 17'
15 ", a radius of 625.00 feet, a tangent of 192.80 feet and a long chord
bearing S 27° 30' 33" W at a distance of 368.46 feet to a found 3/4 -inch iron
pipe for the Point of Tangency,
3) S 10° 21' 55" W for a distance of 101.21 feet to a found 3/4 -inch iron
pipe for the Point of Curvature of a curve to the left,
4) 228.31 feet along the are of said curve having a central angle of 40° 14'
59 ", a radius of 325.00 feet, a tangent of 119.09 feet and a long chord
bearing S 09° 45' 34" E at a distance of 223.64 feet to a found 1/2 -inch iron
rod marking the north corner of said Lot 3, Block Eight and
5) S 44° 39' 11" W for a distance of 142.81 feet to the POINT OF
BEGINNING and containing 14.862 acres of land, more or less.

PROPERTY DESCRIPTION:
Being all that certain tract or parcel of land lying and being situated in the
ROBERT STEVENSON LEAGUE, A 54 in College Station, Brazos
County, Texas and being a portion of the 93.543 acre tract conveyed to
Edward Froehling by deed dated June 16, 1998 recorded in Volume 3162,
Page 199 of the (O.R.B.C.) and being more particularly described by metes
and bounds as follows:
BEGINNING: at a 1/2 -inch iron rod marking the west corner of Lot 3,
Block Eight ALEXANDRIA SUBDIVISION, PHASE, 4 -13 as recorded in
Volume 4392, Page 322 (O.R.B.C.), said iron rod also being in the
northeast right- of-way line of Newport Lane (based on a 60' width as
recorded in Volume 5063, Page 140 [O.R.B.C.]);
THENCE: N 44° 53'22" W along the said northeast line of Newport Lane
for a distance of 783.10 feet a found 3/4 -iron pipe for the Point of Curvature
of a curve to the right;
THENCE: 39.34 feet along the arc of said curve having a central angle of
90° 09' 55 ", a radius of 25.00 feet, a tangent of 25.07 feet and a long chord
bearing N 00° 11' 36" E at a distance of 35.41 feet to a found 3/4 -inch iron
pipe marking the Point of Tangency in the southeast right- of-way line of
Eagle Avenue (width varies at this location), said pipe also being in the
northwest line of the said 93.543 acre Froehling tract;
THENCE: along the conunon line of the said 93.543 acre tract and the said
southeast line of Eagle Avenue for the following two (2) calls:
1) N 45° 16'33" E for a distance of 635.88 feet to a found 3/4 -inch iron rod
for corner and
2) N 45° 03' 16" E for a distance of 562.87 feet to a found 3/4 -inch iron pipe
marking the northwest corner of a 9.804 acre Dove Crossing Development
LLC tract recorded in Volume 6877, Page 245 (O.R.B.C.);
THENCE: along the southwest line of the said 9.804 acre tract for the
following two calls:
