(03- 00500131) Applicant: Joe Gattis, agent for owner Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of the Final Plat for Fedora Subdivision. The 1.129 -acre lot is located on Wellborn Road (FM 2154), south of Rock Prairie Road and includes a portion of the abandoned North Graham Road right -of -way. The Final Plat is in compliance with the zoning ordinance and subdivision regulations. The applicant is providing a shared private access drive with the adjacent Edelweiss Business Center property to the north. An 85 -foot private access easement is also located along the front of the property to facilitate access to Wellborn Road from the adjoining Edelweiss Business Center properties. Comprehensive Plan Considerations: The current zoning of the property is C -1 General Commercial, and is in compliance with the Land Use Plan. The property fronts on Wellborn Road, which is classified as a major arterial on the City's Thoroughfare Plan. Budgetary & Financial Summary: This property is located in Sanitary Sewer Impact Fee Area 92 -01. Impact Fees will be due at time of building permit. Unfortunately, staff could not perform a complete review without a complete final plat submittal. Please submit the final plat along with the application and the minimum submittal requirements by an established deadline date. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, June 23, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, July 3, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
