Item: Consideration, discussion, and possible action on a Final Plat for the Fedora
Subdivision consisting of a single 1.129 -acre lot located at 12925 FM 2154. (03-
00500131)
Applicant: Joe Gattis, agent for owner
Staff Recommendations: Staff recommends approval of the Final Plat as submitted.
Item Summary: This item is for the consideration of the Final Plat for Fedora
Subdivision. The 1.129 -acre lot is located on Wellborn Road (FM 2154), south of Rock
Prairie Road and includes a portion of the abandoned North Graham Road right -of -way.
The Final Plat is in compliance with the zoning ordinance and subdivision regulations.
The applicant is providing a shared private access drive with the adjacent Edelweiss
Business Center property to the north. An 85 -foot private access easement is also
located along the front of the property to facilitate access to Wellborn Road from the
adjoining Edelweiss Business Center properties.
Comprehensive Plan Considerations: The current zoning of the property is C -1
General Commercial, and is in compliance with the Land Use Plan. The property fronts
on Wellborn Road, which is classified as a major arterial on the City's Thoroughfare
Plan.
Budgetary & Financial Summary: This property is located in Sanitary Sewer Impact
Fee Area 92 -01. Impact Fees will be due at time of building permit. Current fees for
this area are $232.04 per living unit equivalent (LUE).

SUBJECT: FEDORA SUBDIVISION (FP) - Final Plat
Staff received 2 copies of the proposed final plat and the engineer's opinion of
probable public improvement cost on May 5, 2003. Unfortunately, staff could not
perform a complete review without a complete final plat submittal. Please submit
the final plat along with the application and the minimum submittal requirements
by an established deadline date.

SUBJECT: FEDORA SUBDIVISION (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, June 23,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, July 3, 2003, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college- station .tx. us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions

5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.
