Box 9905 DESIGN * BUILD College Station, Texas 77842 3 June 2003 Planning and Zoning Commission The City of College Station, Texas 707 Texas Avenue College Station, Texas 77840 Re: Conditional Use Permit Northgate Center College Station, Texas Dear Commissioners; Mr. Robert Forrest is applying for a Conditional Use Permit for Northgate Center, located at 301 and 303 College Main in Northgate. The first phase of this project at 301 College Main was completed one year ago. The one -story building now houses New York Subways and the remainder of the interior is currently under con- struction to provide a branch facility for Bank One. Phase 2 will be a two -story building at 303 College Main and the project consists of three distinct components for which a Conditional Use Permit is currently required: 1) The first floor tenant is to be Logan's Restaurant and Sports Bar. They will open at 11 a.m. and close at 1 a.m., or as allowed by ordinance. It is anticipated that they will employ 25 people. The usage is similar to other business throughout Northgate and therefore, traffic impact is not anticipated to be significant. Parking for employees and patrons is available in the adjacent College Main Parking Garage. 2) The second floor of 303 College Main is being constructed for commercial lease. A tenant has not been identified at this time. 3) The rooftop of 301 College Main will provide an area for outdoor dining that is accessible from the second floor of 303 College Main.
