The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 7, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for July 17, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Staff has concluded that this property has not been previously platted. Therefore, it will not be required to meet Section 18 of the Subdivision Regulations. 2. In order to subdivide this property as shown, public sewer will need to be extended to Lot 7 and Lot 8. Please show required extension on plat. 3. Extension construction drawings are required with the Final Plat. 4. Note 2. This area is not on FIRM panel 205D. Correct note. 5. Please see UDO. Rear setback in R -1 is 20 feet. 6. City data shows a 15 -ft public utility easement along rear of lots. 7. It is required that the Parks Board determine Parkland Dedication requirements for newly created lots per Subdivision Regulations. This item cannot go to P &Z without a recommendation from the Board before the P &Z meeting. Contact the Parks Department as soon as possible. (03- 00500139) Applicant: Morris Caldwell Staff Recommendations: Staff recommends approval of the Preliminary Plat with the condition addressed in Staff Comments #2. Item Summary: The subject property is currently zoned R -1. This 1 -acre tract was originally shown on the Richards Subdivision Plat, however it was not called -out as a lot or a reserve area, was not in the solid boundary of the plat and therefore was not officially platted. The property owner wishes to subdivide the tract into 8, R -1 lots. All lots in Phase 1 meet minimum subdivision requirements. Phase 2 requires the extension of the public sewer line. When the Applicant submits a Final Plat, the extension of the sewer will be required. Comprehensive Plan Considerations: Land Use Plan: Single- family, Residential, High- density Thoroughfare Plan: N/A Parkland Dedication: The Parks Board has approved a fee in lieu of land dedication.
