The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following by an established Planning & Zoning Commission deadline to be scheduled for a future meeting: Two (2) copies of the revised final plat; If you have any questions or need additional information, please call Carol Cotter at 764.3570. ENGINEERING 1. Minimum lot width in ETJ is 100 -ft. 2. Remove Planning Administrator Certification. Not a Minor Plat. 3. Remove ROW dedication from Original Plat. Original plat should be original plat. Remove everything that wasn't on plat originally. 4. Recalculate acreage of all lots to exclude ROW acreage dedicated to County. Reviewed by: Carol Cotter Date: June 16, 2003 5. Show a note granting a 20' easement along outer perimeter of development. 6. Show a note using the following language granting a "5' wide easement for anchors and guy wires necessary to help support overhead utility lines. Easement will extend 20' beyond any utility easement." 7. All existing electrical lines need to be shown. Also show the volume and page number of any electric line easements. 8. Please call BTU Line Design at 821 -5770 at least 90 days before power is needed to begin the process for providing power to the area. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 2 MEMORANDUM July 28, 2003 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter @cstx.gov SUBJECT: REPLAT— for DEER PARK SUBDIVISION LOTS 20A and 20B Item: Public hearing, discussion, and possible action on a Variance Request and Replat for Deer Park Subdivision Lots 20A and 20B, consisting of 3 lots on 10.01 acres. The property has frontage on Deer Park Road, west of its intersection with State Highway 6, in the City's ETJ. (03- 00500143) Applicant: Garrett Engineering, agent for Marion and Donna Hottell (Owners) Staff Recommendations: Staff recommends approval of the Variance Request and the Replat as submitted. Item Summary: This item is for the consideration of a replat of Lots 20A and 20B of the Deer Park Subdivision in the City's ETJ. The applicant is proposing to subdivide the combined 10.01 acres into three lots. Approval of this Replat requires prior approval of a variance to the lot width requirement. The City's Subdivision Regulations, 13 -C, require a minimum 100 -ft width for lots in the ETJ. The County allows for a minimum lot width of 70 feet. This width is also the required right -of -way for a county residential road. Lot 20 -R3 will have 70 feet of frontage on Deer Park Road. This lot width is planned as future ROW and will allow for a more orderly development of this property in the future.
