The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: One (1) set of revised construction documents; and Development Permit application and appropriate fees. If you have any questions or need additional information, please call Spencer Thompson or myself at 764.3570. Home of Texas ABM University UNIVERSITY PARK PHASE II - (03- 00500144) ENGINEERING REVIEW COMMENTS No. 1 1. When doing a Plan /Profile, the plan view should match the profile view. Re- align waterline. 2. If City details are not provided with construction drawings, state "Contractor to have City Detail Sheets on -site during construction ". 3. The water line sizing is sufficient for platting. However, the engineer should do a fire -flow analysis to determine that sufficient capacity is being provided for the intended use. If a 3 -story hotel goes in on this site, will the 8" line meet fire code? Will the 8" line need to be looped back to the 6" to the east? 4. According to City data, the downstream (180 -ft) manhole invert is at 294.97. The upstream (420 -ft) manhole invert is at 303.90. Do you have field data that differs? 5. Water and sewer plans must be submitted under the Development Permit process. Please submit DP and applicable fees. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 7, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, July 17, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. You must show Original Plat as originally platted. Plat can not be processed as submitted. 2. There is an existing 20 -ft PUE on the east property line of 3B. You are not showing this existing easement. See plat. 3. Show easements adjacent to subject property. 4. Show lengths of all individual lot line segments. 5. Plat must be signed by all owners. 6. Applicant: Garret Engineering for Jim Woods, Developer. Staff Recommendations: Staff recommends approval of the plat as submitted. Item Summary: The Applicant wishes to subdivide this commercial tract into 4 lots. All lots will take access from University Drive via the platted access easement. Utilities are to be extended to accommodate the subdivision. State Farm Insurance is currently located on the adjacent Lot 3A. The tract was zoned C -B, however, that zoning classification has been rolled into the C -1 class by the newly adopted UDO. A portion of the subject property is in the Overlay District. Comprehensive Plan Considerations: Land Use Plan: Regional retail, zoned C -1. Thoroughfare Plan: University drive is a major arterial.
