(03- 00500150) Applicant: Morris Caldwell Staff Recommendations: Staff recommends approval of the Final Plat with the condition that Staff Comments #3 be addressed. Item Summary: The Final Plat is in compliance with the approved Preliminary Plat. All lots meet zoning and platting requirements. Comprehensive Plan Considerations: Land Use Plan: Single- family residential Thoroughfare Plan: N/A Parkland Dedication: Development and parkland dedication fee in lieu of land approved by Parks Board. The fee, due at time of plat filing, is currently $556 per lot. The creation of 5 new lots will require parkland dedication and development fees. The fee due at the time of filing of the plat is $556 per dwelling unit totaling $2,780.00. Budgetary & Financial Summary: N/A Attachments: 1. Area map 2. Application 3. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, September 8, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for September 18, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Remove building lines. These do not need to be shown on a Final Plat. Building lines are governed by zoning. If the zoning ordinance changes the setbacks can change, as they have done recently with the UDO. The rear setback on an R -1 lot is now 20 -ft. 2. Increase size of certifications. 3. Remove County Judge certification. This plat is within the College Station city limits. When this item meets minimum Subdivision Regulations it will be scheduled for the next available Planning and Zoning meeting. All required items were not submitted with this plat. 1. The Preliminary Plat must meet minimum Subdivision Regulations before comments can go back on this item. 2. Sewer line drawings must be submitted and approved with this item. 3.
