RE: CHASE BANK — TOWER POINT
Fire Flow Letter
To Whom It May Concern:
JPMorgan Chase Bank proposes to construct a 4,200 square foot branch bank facility with
associated pavement and site works within the Tower Point Subdivision (Phase 4, Lot 14, Block
3). The proposed facility will fall under Occupancy Type `B' (branch banking facility) and
Construction Type `V' (Non- rated). According to Table B105.1 in the International Fire Code a
4,200 square foot building that is designated as Type `V' construction is required to have a
minimum fire flow of 1,750 gallons per minute when measured at 20 psi.
Two fire hydrants exist in the nearby vicinity of the planned Chase Bank facility. The closest of
the two is 250 feet from the proposed building and is at approximately the same height as the
finished floor of the Chase Bank facility. The further of the two is positioned approximately 475
feet from the proposed building when measured along the fire lane route and is approximately 16
feet below the finished floor of the Chase Bank facility. Both hydrants have a minimum design
flow rate of 1,500 gallons per minute at 20 psi.
Reference is made to waterline report prepared by Bury+Partners on behalf of HEB -Tower Point
Development dated February 2010. In this report, the residual pressures of the afore - mentioned
fire hydrants, which are referred to as J -15 and J -18 in this report, ranged between 71 psi and 84
psi, much greater than the minimum 20 psi for all hydrant flow demands.
In conclusion, fire hydrants J -15 and J -18, as specified in the above - mentioned waterline report by
Bury+Partners are capable of providing the required flows at pressures that exceed the 20 psi
minimum to the proposed Chase Bank facility.
