The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 7, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, July 17, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; Impact Fees prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart©ci.college-station.tx. us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Impact Fees are required in order to file Final Plat. These comments concern the construction documents required for Final Plat. 2. A fire hydrant assembly is called out in the profile of Waterline W -7 (Sta0 +14.36) but is not shown on the plan view. Please verify. 3. The sewer line in Section 11 did not include requirements for the water line crossings shown in Section 12. Please revise the Section 11 drawings to include TCEQ requirements for water line crossings regarding embedment, joint centering, and joint material. 4. Please provide detail of 8 -foot concrete pathway. 5. The street name "Carlisle Court" will need to remain continuous throughout the entire street. Carlisle Way will not be allowed. Page 2of2 MEMORANDUM July 3, 2003 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter @cstx.gov SUBJECT: Final Plat - Residential for Castlegate Subdivision Section 12 (FP) Item: Consideration, discussion, and possible action on a Final Plat for the Castlegate Subdivision Section 12 consisting of 40 Single Family Residential Lots on 17.353 acres located off Victoria Avenue, west of its intersection with Future State Highway 40. (03- 00500153) Applicant: Greens Prairie Investors, Ltd., Owner Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of a final plat for a residential subdivision consisting of 40 lots fronting on one residential street. This final plat is in conformance with the zoning and subdivision regulations and with the Master Preliminary Plat that was approved by the Commission on April 17, 2003. Comprehensive Plan Considerations: The Final Plat is in compliance with the Land Use Plan which designates the area as Single Family Residential Medium Density (3 -6 DU /acre). The Final Plat is also in compliance with the modified standards approved with the rezoning which allowed modifications to lot dimensions and setbacks. The City's Thoroughfare Plan designates the section of Victoria Avenue associated with this Final Plat as a minor collector. Section 12 will take access from Victoria Avenue. This subdivision is located in Sanitary Sewer Impact Fee Area 97 -01. Impact Fees will be due at time of final plat. Current fees for this area are $349.55 per Living Unit Equivalent (LUE).
