SUBDIVISION, LOT 2
Item: Public hearing, discussion and possible action on a Replat for Benjamin
Graham Subdivision Lots 1 -5 of Block 3, Lots 1 -3 of Block 1, and Lot 2, located
along Koppe Bridge Road near Greens Prairie Road in the City's ETJ. (03-
00500154)
Applicant: Garrett Engineering, agent
Staff Recommendations: Staff recommends approval of the Replat as
submitted.
Item Summary: This item is for the consideration of a Replat of Lots 1 -5 of
Block 3, Lots 1 -3 of Block 1, and Lot 2 of Benjamin Graham Subdivision located
in the City's ETJ. The lots were originally platted in 1894 and are located on
Koppe Bridge Road west of the intersection of Wellborn Road and Greens
Prairie Road. The original lots are being combined into 2 Tots and a remainder
tract. Each lot meets the minimum requirements for ETJ subdivisions.
Comprehensive Plan Considerations: A portion of Koppe Bridge Road is a
Minor Collector on the City's Thoroughfare Plan. Wellborn Road and Greens
Prairie Road are designated a major arterial and major collector, respectively.

SUBJECT: BENJAMIN GRAHAM SID & WELLBORN LOT 2(FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, July 28,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, August 7, 2003, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions

ENGINEERING
1. Your survey and replat do not match, nor do they match what is shown by the
Appraisal District. As you show it, access is being cut off to Lot 2C. Verify.
2. The appraisal district shows half of the 80 -foot ROW belonging to Mr. Dadfar.
Please provide documentation of ownership of this land.
3. Are you wanting to plat Lot 2C? If so, show ownership of Lot 2C and its current
configuration. You can leave it as a remainder, showing only what you want to
replat in the bold lines. (Lots 2A and 2B)
4. If platting Lot 2C, BTU requests a 20' PUE centered on existing overhead lines along
the eastern most edge of Lot 2C. This PUE would be in line with the 20' PUE shown
to terminate at the Northern most property line of Lot 2A.
5. If platting Lot 2C, BTU also requests a 20' wide PUE centered on existing overhead
lines that lie in the southwest quadroon of Lot 2C. This PUE would be in line with the
20' PUE shown straddling lots 2A & 2B.

6. Show a 25' setback along Koppe Bridge Rd.
7. Show 10' PUE's along sides and backs of all Tots being platted.
8. The existing 10' Wellborn SUD easement along Koppe Bridge Rd is shown as part of
the new 20' PUE. We need a written statement from Wellborn SUD agreeing to this
shared easement..
