THIS IS STOP REVIEW: Due to the amount of landscape /streetscape
information that needs to be provided (landscape /streetscape will need to meet
full compliance with Section 7.5 of the Unified Development Ordinance), as well
as some additional site issues addressed in the following comments. Please be
aware that this does not constitute as a full site plan review.
PLANNING
1. (FYI) At a recent site visit it appeared that the storage and car wash is
opposite of what the proposed site plan is showing. Please be aware that this
could effect your site plan layout.
2. (Section 7.2.D - End Islands) A raised 180 - square feet end island is required
at the end of every parking row. The islands in question are located at both
ends of the proposed two parking spaces in front of the storage and supply
facility. Staff is willing to accept the island size adjacent to the detention pond
due to the fact that there will be no traffic conflict on that side. The end - island
meets the square footage requirement technically because it continues up to
and beyond the side of the building. However, the island that will be adjacent
to the car wash exit will need to meet the six -inch raised 180 square feet in
area requirement.
LANDSCPE /STREETSCAPE
3. Streetscape calculations need to be included as part of the
landscape /streetscape legend.
Please refer to Section 7.5.C.2.a - Landscape points are accrued as follows:
It appears that all of the existing trees are not meeting the caliper requirement
for point accrual.
4. Identify the species of screening shrubs proposed. Please be aware that all
screening shrubs must be a minimum 5- gallon shrub and is required to be a
minimum of three feet in height when screening parking spaces from a
R.O.W. The parking spaces that will need to be screened from the R.O.W.
will include installing screening shrubs along both end islands along the
frontage road as well as the end - island at the end of the parking row of the
dry cleaners that is closest to the frontage road. The existing shrubs that are
located at the end of the parking row adjacent to the driveway are not five -
gallon shrubs and are not three feet in height. Please adjust the landscape
plan to show new screening shrubs along this area

that have not been pointed out to the City, will constitute a completely new review.

5. If trees are going to be barricaded they must be at one foot per caliper inch,
and would be required show barricade detail.
6. All Live Oaks must be planted a minimum of 30 -ft. behind street curbs. There
does not appear to be enough room to plant any of the Live Oaks that you
are proposing due to proximity of the curbs. Other canopy trees can be 20 -
feet from the curb.

ENGINEERING
1. With the median removed from the driveway at the access road internal
modifications will be needed to provide a 55 -ft. throat depth on the southern
portion of the driveway. The site plan should be revised or a request for
variance provided with the next plan submittal. Should a variance be
requested, the site plan cannot be approved until such time as the Zoning
Board of Adjustment approves the variance.
2. The access road driveway shows a 40 foot radius which exceeds the 30 foot
maximum radius by ordinance. The 40 foot radius will be allowed with the
appropriate throat depth modifications listed in #1 above.
3. A completed TxDOT driveway application is required to allow official review
and ultimate approval by TXDOT
4. A note should be added indicating what modifications to the existing sanitary
sewer manhole are expected (reconstructing flush with paving ?) and required
to be in accordance with City of College Station manhole details and
specifications.

through must be continuous.

ENGINEERING
1. The removal of the raised median will result in a driveway that exceeds the
maximum width allowed of 36 feet. The median removal will also result in a throat
depth of less than the minimum of 55 feet as required by the City's Driveway
Ordinance. You will need to modify the driveway to meet these requirements.
2. Because the driveway /median is located in TxDOT right -of -way, you will need to
submit a TxDOT driveway permit for any modifications to the driveway.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
