Below is the summary of the revisions made per staff's comments dated April 1, 2011.
PLANNING (Reviewed by Matthew Hilgemeier, , Date: April 1, 20111
COMMENT #1: Please revise the title to read: Final Plat of the West Park Addition Lots 1 -R and 2 -R,
Block 1 Being a replat of the West Park Addition Lots 1 and 2, Block 1 Plus a
100'X180.8' Portion out of the 3.5 Acre West Park Reality Company Tract.
ACTION #1: See revised final plat.
COMMENT #2: The 20 -foot P.U.E. Shown at the rear of lot 1 -R should be divided between the two
rear lot lines. Please revise.
ACTION #2: See Engineering comment # 2 below.
COMMENT #3: Can you please clarify what the 5 -foot reserve strip was for and why it is being
removed?
ACTION #3: The original plat shows a 5' strip reserved by the developers, but does not clarify
what it's purpose is. The portion of the 5' reserve strip being removed is within the
owners deed (7874182).
COMMENT #4: Provide a copy of Vol. 109, Pg 425 showing that the 100'X 108' tract was divided off
and when this occurred?
ACTION #4: 1 have provided a copy of the original 3.5 acre tract (1091425) along with the deed
(1551411) showing the 100'x108.8'tract being severed from the 3.5 acre tract.
COMMENT #5: Please note that any changes made to the plans, that have not been requested by
the City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that the City has not
been made aware of will constitute a completely new review.
ACTION #5: I shifted the common lot line between Lots 1 -R and 2 -R to the south 0.35, so that the
closest corner of the garage is 21' north of the said common line.

current prior to the filing of your plat.

ENGINEERING Comments No. 1 (Reviewed by Erika Bridges, Date March 30, 2011):
COMMENT #1: Is there existing electrical infrastructure on site?
ACTION #1: Yes, 1 had inadvertently left the overhead electrical line off the original plat, it is now
shown.
COMMENT #2: The 20 -ft PUE should be centered on the rear lot line between Lots 1R and 2R. As
currently shown the garage would be located in the PUE and structures are not
permitted in easements.
ACTION #2: The reason for not centering the easement between Lots 1 R and 2R was to keep the
existing electrical infrastructure within the easement, 1 have not moved the easement
with this revision so that you can see it in relation to the existing electrical
infrastructure.
COMMENT #3: Based on the Thoroughfare Plan, Luther Street is a minor collector requiring an 85 -ft
right -of -way. The right -of -way dedication should be half of the difference between the
required right -of -way width and the existing right -of -way width. Please revise.
ACTION #3: See Revised Final Plat.

Below is the summary of the revisions made per staff's comments dated April 1, 2011.
ENGINEERING Comments No. 2 (Reviewed by Erika Bridges, Date April 21, 2011):
COMMENT #1: The storm pipe should be in a PUE instead of a PDE. The PDE will prevent them
from putting up a fence across that easement?
ACTION #1: See Revised Final Plat
COMMENT #2: The existing right -of -way width needs to be measured at the corners of Lot 2R. It
looks like there is approximately 44 -ft existing right -of -way on Luther. Additionally,
the required 85 -ft width for a minor collector can be reduced by 13 -ft for parking
leaving the total ROW width requirement at 72 -ft. Based on this estimate, only 14 -ft
of right -of -way dedication would be needed from Lot 2R.
