PROPERTY DESCRIPTION:
Being all that certain lot, tract or parcel of land lying and being situated in
Brazos County, Texas and being Lot One (1) and the adjoining 45' of Lot
Two (2), Block One (1), WEST PARK ADDITION, an addition to the City
of College Station, Texas, according to plat recorded in Volume 102, page
198, Deed Records of Brazos County, Texas and also out of 3.5 acres tract
conveyed to West Park Realty Company by J. W. Batts, Receiver by deed
dated March 12, 1942 and recorded in Volume 109, page 425, Deed
Records of Brazos County, Texas and being more particularly described as
follows:
BEGINNING at the most northeasterly corner of Lot 1, Block I of West
Park Addition;
THENCE S 45° E, along the east line of Lot 1, 300.8 feet to the southeast
comer of the 3.5 acre tract conveyed by J. W. Batts, Reciever, referred to
above and comer,
THENCE in a westerly direction along the southeast line of said 3.50 acre
tract a distance of 100 feet and corner;
THENCE N 45° W, and parallel to the first call herein a distance of 300.8
feet to the southeast line of Victor Street nka Park Place, which is also the
north comer of Lot 2;
THENCE in an easterly direction along the southeast line of Victor Street,
nka Park Place 100 feet to the PLACE OF BEGINNING, containing all of
Lot 1 and the adjoining 45 feet of Lot 2, Block 1, of West Park Addition
and a portion of the 3.5 acre tract conveyed by J. W. Batts, Reciever, as
above referred to.
This conveyance also includes that portion of a five (5) foot reservation on
the north side of the 3.5 acre tract, which is included within the description
of the property herein conveyed. Reference is here made to the deed from J.
W. Batts, Receiver, to West Park Realty Company, dated March 12, 1942,
and recorded in Volume 109, page 425, Deed Records, and to the plat of
West Park Addition, recorded in Volume 102, page 198, Deed Records of
Brazos County, Texas for all purposes.

John August Manthei is deceased_ If decedent left no will, Company
requires an affidavit of heirship, in recordable form, and requires the joinder
in any conveyance of all the heirs at law.
If decedent left a will which has not been admitted to probate, in addition to
the heirship affidavit, Company requires the joinder in any conveyance of
the devisees under the unprobated will and the joinder of the heirs at law. If
any type of probate proceeding is pending, necessary, or contemplated,
Company requires the submission of the probate papers for examination to
determine who has authority to convey.
