DEVELOPMENT HISTORY
Annexation: 1995
Zoning: A -O Agricultural Open to PDD Planned Development District
(2005)
Preliminary Plat: In the development of this subdivision, the Commission has
approved four different preliminary plats. The first was approved in
January 2006 (with block lengths variances for Blocks 1 & 10
along the eastern and western edges of the subdivision that
border the existing conservation easement). The second
preliminary plat was approved in September 2006 and broke
Phase 1 into multiple phases. The third was approved in July 2007
to reflect a Comprehensive Plan Amendment changing the land
use classification of Phases 1 B and 1 C from Single Family
Medium Density to Office (March 2007) and the rezoning of these
phases from PDD to A -P (May 2007). The fourth preliminary plat
was approved at the February 19, 2009 Commission meeting and
reordered some of the phases.
Site Development: This portion of the subdivision is vacant. Phases 1A, 1 B, 1 C, 2A,
2B, and 3 have been filed for record and homes have been built.
The Commission approved a final plat for Phase 4 of this
development at the December 17, 2009 regular meeting and a
final plat for Phase 5 at the March 18, 2010 regular meeting;
however, neither Phase 4 nor Phase 5 had been filed for record at
the time of writing this staff report.
COMMENTS
Parkland Dedication: Per agreement with the City of College Station, the developer of this
subdivision has built and dedicated to the City a park facility in lieu of parkland dedication. No
additional dedication is required.
Greenways: The applicant is dedicating two public access easements for connection to a future
multi -use path that will be located to the north of this subdivision on property owned by the City
of College Station.
REVIEW CRITERIA
Compliance with Subdivision Regulations: The final plat is in compliance with the approved
preliminary plat, PDD zoning, and the City of College Station Subdivision Regulations.
STAFF RECOMMENDATIONS
Staff recommends approval of this final plat.
