The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 28, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, August 7, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; Parkland Dedication must be submitted /dedicated prior to the filing of the final plat; Impact fees in the amount of $20,973 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Final Plat is in compliance with the approved Preliminary Plat. 2. The OP request submitted with the Preliminary Plat was for the entire Decatur roadway. You must either break down the street into phases and associated costs or design the entire street, construct it and wait to receive payment when accepted. 3. The water analysis for OP is to determine if the entire subdivision requires a 12" line, in and of itself. If the subdivision needs a 12" line to provide fire flows to platted lots, OP is not available. If it can be demonstrated that the 12" line is not required for the entire subdivision, the OP request will be forwarded to City Council. 4. It is my understanding that an ordinance update is being worked on to allow Developers to develop parkland and meet dedication requirements. I will keep you informed of its progress. However, as it stands now, parkland dedication is required in order to file a Final Plat; 1 acre per 101 single - family, residential lots. 5. Please note, the subject tract is in the 97 -01 Sewer Impact Fee Area. The current fee is 349.55 per single - family lot. This fee is due at the time of filing the plat. 6. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs street lighting per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides digital AutoCAD 2000i version of plat and /or site plan. email to rbolin(a�cstx.gov 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lights).
