Staff reviewed the above - mentioned driveway as requested but has denied the
driveway request. The following page is a list of staff review comments detailing the
reason for the denial. If you have any questions or need additional information, please

Project: COONER AND TEXAS AVE (DVWY) - 03- 00500162
ENGINEERING
1. This driveway request is being denied based on UDO, Article 7.3. You may appeal
this decision to the DRB as outlined in the UDO.
2. The proposed driveway location is being denied for the following reasons:
a. Proposed Texas Avenue driveway does not meet spacing requirements for
location and the nature of the location.
b. Driveway can only be approved per 7.3 (C). 3. g.
c. Best possible scenario is joint/cross access with adjoining property to south.
d. One possible option would be to discuss two driveways off Cooner.
3. TxDOT permit must be signed by property owner.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station,
must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on
these plans that have not been pointed out to the City, will constitute a completely new review.
