The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 28, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, August 7, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. It was my understanding that this plat would qualify as a Minor Plat as described under the State statute. However, City Staff has determined that any easement shown to be dedicated by plat implies "extension of municipal facilities ". Therefore, it must be approved by the P &Z. Please change the certifications to P &Z and City Engineer. The plat should be on schedule for P &Z 8/7/03 meeting as a consent item. Reviewed by: Spencer Thompson Date: July 16, 2003 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 4. Developer provides digital AutoCAD 2002 version of plat and /or site plan. email to rbolin aacstsx.gov 5. Developer installs street lighting per city specs and design. 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Page 2 of 2 MEMORANDUM July 29, 2003 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @cstx.gov SUBJECT: FINAL PLAT - for WESTFIELD ADDITION PH 3 -B (FP) Item: Consideration, discussion, and possible action on a Final Plat for the Westfield Addition Ph 3 -B (FP) consisting of 4 lots on 0.63 acres, generally located at Meadow View Drive and Graham Road. (03- 00500165) Applicant: Randy French for BCS Development Co. Staff Recommendations: Staff recommends approval as submitted. Item Summary: These four lots are the remaining portion of Westfield Addition Phase 3, platted in 2002. The lots were without water service until recently when it was installed with Westfield Addition Phase 2B, across Meadow View. The lots now comply with all Subdivision Regulations. Comprehensive Plan Considerations: Land Use Plan: Single- family residential Thoroughfare Plan: Graham Road is a major collector. Parkland Dedication: Park dedicated with Phase 1.
