Dear Mr. Bond:
A visual structural inspection of the Andrea Bahlo residence located at 2918 Durango Court
in northern College Station, Texas was performed by Rogers Engineering Services (RES)
as per your request on August 29, 2003. This inspection was requested since you are
repairing the damage to the residence caused by a vehicle which crashed into the Deacon
Street side of the residence. Two (2) slab cracks were denoted in the bedrooms on the
east and west side of the vehicular impact, that the homeowner claims were not present
prior to the accident. RES was requested to determine if any additional structural
deficiencies were present and try to ascertain if the slab cracks were caused by the impact
of the vehicle. The items listed are not meant to represent a total or exhaustive list of
defects which may be present. I neither extend nor imply any warranty as a result of this
inspection or any repair performed upon this facility. The results of these inspections are
provided in the following paragraphs and is provided for the exclusive use of Mr. Howard
Bond.
The residence appears to be fifteen (15) to twenty (20) years of age. The front of the
residence faces the east with respect to this report. The building site for the residence
slopes gently to the west. The residence is constructed at the junction between the Yegua
Formation and the Caddell Formation. It is the opinion of RES that the Bahlo residence
has been constructed in the Yegua Formation. This opinion is based upon visual
observations during the site visit. The Yegua Formation consists of sandstone, clay and
lignite. The sandstone is mostly quartz, fine grained, calcareous, glauconitic and locally
crossbedded. The clay is lignitic, bentonitic, sandy and generally chocolate brown to
reddish brown. The Yegua Formation has a thicknesses ranging from 750 to 1000 feet.
The Bahlo residence was constructed upon a stiffened slab foundation. A stiffened slab
foundation consists of exterior and interior concrete beams with a slab spanning between
the beams. This type of foundation is typically constructed upon a constructed pad which
forms a level building surface. The stiffening beams are excavated into the constructed
pad. The exterior of the residence was constructed of brick veneer. The residence has

a composition roof.
Ms. Bahlo expressed concerns that the foundation slab cracks found in the two (2) comer
bedrooms were not present prior to the accident. RES inspected the subject foundation
slab cracks and formed the opinion that the cracks present are shrinkage cracks
associated with the normal curing of the foundation slab. This opinion was based upon the
geometry of the foundation slab and the nature and shape of the two (2) foundation cracks.
Based upon the condition of the subject cracks, it is the opinion of RES that foundation
repair is not warranted.
RES has attached several photographs which depict the existing condition at the time of
the inspection. Based upon the degree of damage denoted during the inspection, it is the
opinion of RES that structural repair is limited to the exterior wall of the bathroom, the
common walls between the bathroom and the bedrooms, the common wall between the
bathroom and the hallway, the ceiling joists above the bathroom and the rafter above the
westerly wall of the bathroom.
