SUBJECT: EDELWIESS GARTENS PH 5 (FP) — Construction Documents
Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information
for further staff review and approval of the plans:
Two (2) sets of revised construction documents.

ENGINEERING REVIEW
COMMENTS No. 1
1. All public utilities must be in a PUE. PUE must be submitted to the City for
plans approval.
2. Sheet 7: Storm Drain Sta. 20 +90.19 does not meet Drainage Policy and
Design Standards (DPDS) § VI, B, 3.
3. Sheet 7: SD -J and SD -I. Riprap in channel as shown constitutes modification
to natural water course. When placing riprap in lieu of energy dissipation
structure, you must show that velocities are reduced before entering natural
channel.
4. Sheet 10: Manholes required at end of sewer line per TNRCC 317.
5. Sheet 10: Remove 6" stub at MH 5.
6. Sheet 11: Manhole 9 is in handicap ramp slope area.
7. Sheet 11: 12" sewer line is less than required 42" burial depth.
8. Sheet 12: Manhole 13 is in handicap ramp slope area.
9. Sheet 13: Manhole 18 does not comply with TNRCC 317. Tops of different
size pipes must be aligned.
10. Sheet 14: End of sewer line does not meet TNRCC 317.
11. Sheet 14: 3 -36" culverts do not appear anywhere else in plan set. Remove.
12. Sheet 17: Inset A. Change to 6 "x8" tee and 8" valve.
13. Sheet 19. Remove "Future Reinforced Concrete Flume ".
14. Sheet S1: 2" sand cushion required on sidewalk detail.

Staff reviewed the above - mentioned final plat as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information by an established deadline to be scheduled for a
future Planning & Zoning Commission meeting:

Stop Review for incomplete items.
ENGINEERING
1. This phase of Edelweiss is dependent on public sewer service from the Westfield
Development. However, the sewer must be in an easement. In order to obtain Final
Plat approval, on off -site easement must be dedicated.
2. The Final Plat does not match the approved Preliminary Plat. An 8" waterline
connection to Victoria through Phase VI is not shown on the submitted plans.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer installs street lighting per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

6. Developer provides temporary blanket easement for construction
purposes.
7. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

One (1) Mylar original with the appropriate signatures.

1. Final Plat does not conform to the Approved Preliminary Plat. The property line
along the south boundary has shifted. Please refer to Preliminary Plat approved by
P &Z in June of this year.
2. Show all off -site easements for this plat.
3. Change P &Z Certification to be signed by Chairman only. Remove "ATTEST ".

1. Please submit additional plan sets to be stamped. The City currently has 2
sets. The City needs one additional set for its use. Submit additional sets
needed for your use.
2. The Development Permit will need to be signed by the property owner or
contractor in order to pick -up stamped plans.
