Design, material, and installation of the work shall comply with the minimum standards
set forth in the STANDARD SPECIFICATIONS MANUAL. Any work not covered in the
Standard specifications manual shall comply with the manufacturers product and
installation practices and recommendations, or known practices as established by
recognized skilled trades industry. THE STANDARD SPECIFICATIONS MANUAL IS A
PART OF THE CONTRACT DOCUMENTS BY REFERENCE OR OTHERWISE.
In the event the contract specifications conflict with the Standard Specifications Manual,
the Contract Specifications shall prevail. S4S shall be defined as " Surfaced Four
Sides" meaning nominally cut solid lumber (plywood is not S4S).
SECTION 1.0
GENERAL REQUIREMENTS
1.1 Standard specifications Manual
Each section of the work write-up will have references to the Standard
Specifications Manual. Do not consider other item requirements in the Standard
Specifications Manual unless specifically noted. Any confusion or obvious error
should be brought to the attention of the City.
1.2 Scope of Work
The general Contractor should consider only the work specified in the work write-
up and limit repairs to the areas designated. If, during the process of the
construction it is determined other work than that work specified is necessary to
finish the intended outcome, the contractor shall notify the City and a Change
Order will be negotiated and issued to complete all necessary work. DO NOT
BID MORE THAN IS REQUESTED EVEN IF YOU BELIEVE ADDITIONAL
WORK MAY BE NECESSARY.
1.3 . Workmanship
It is expected that the General Contractor will produce the highest quality
workmanship possible on every job. However, the City and Owner realize the
quality of the product expected shall be weighed against the degree of
reconstruction.
SPECIAL REQUIREMENTS:
All debris from this project must be taken to the Rock Prairie Land Fill
(BVSWMA), positively no exceptions. There will be no dumping of this debris on
private land at any time for any reason. If such illegal dumping occurs the
general contractor will be responsible for the clean up before the retainage
payment is made.

SECTION 9.0
MILLWORK AND TRIM
9.3 Countertops
Remove existing pre -formed countertops in the kitchen. Install new job built tops
covered with laminate. Laminate shall have rolled backs and extend up to the
bottom of upper cabinets. (Color to be Owner's choice). Before installation of
new countertops prepare cabinets at range location for a freestanding range.

SECTION 11.0
EXTERIOR SIDING AND TRIM
11.2 Siding Repair
Repair any rotten or damaged exterior siding, soffit, fascia, and trim as needed
so that vinyl siding can be attached securely.
11.4 New Sidina
Install vinyl siding on entire house that is not covered with brick. Use perforated
vinyl material at soffit and gable vents. Wrap fascia, door trim, window trim, and
any other trim as needed with vinyl coated metal. Color to be Owner's choice.
Before installation of vinyl siding install 1/2" blue board. Seal all seams and
penetrations with tape or silicone caulking. Vinyl siding shall be Alcoa
(Meadowbrook) or equal. (Color to be Owner's choice)

SECTION 12.0
PAINTING
DO NOT USE LEAD BASE PAINT
DEFECTIVE PAINT REMOVAL METHODS
12.2 Safe Treatment Methods
Safe treatment methods control the spread of dust and debris. They should be
preceded by proper containment practices and followed up with proper clean-up
procedures. Examples of safe treatment methods include:
a) Wet scraping or wet sanding
b) Chemical stripping on- or off -site (except methylene chloride)
c) Replacing painted components
12.2 Safe Treatment Methods
d) Scraping with an infra -red or coil type heat gun with temperatures below 1,100
degrees Fahrenheit
e) Vacuum -sanding using a sander equipped with a High Efficiency Particle Air
(HEPA) filter
f) Using a HEPA vacuum needle gun
g) Contained hydroblasting or high pressure wash with a HEPA vacuum
h) Abrasive sanding with a HEPA vacuum
i) Covering the painted surface with durable materials (such as wallboard) with
joints sealed and caulked.
12.3 Prohibited Methods
Prohibited methods can spread lead dust or lead fumes.
a) Open flame burning or torching
b) Machine sanding or grinding without HEPA exhaust
c) Uncontained hydroblasting or high pressure wash
d) Abrasive blasting or sandblasting without a HEPA vacuum exhaust
e) Heat guns operating above 1,100 degrees Fahrenheit
f) Chemical paint strippers containing methylene chloride
g) Dry scraping (except around electrical outlets or in conjunction with heat
guns).
12.4 Exterior Painting
All surfaces to be painted shall be prepped as needed before paint is applied.
Paint exterior of house not covered with vinyl siding or brick using paint with no
less than a 15- year warranty. Paint a minimum of two coats or until complete
coverage is achieved. (Color to be Owner's choice)

SECTION 13.0
PLUMBING
13.1 General Saecifications
All plumbing installations shall conform to the City of College Station's Plumbing
Code.
Owner said that she is having problems with water draining slowly from the
kitchen sink. Check the trap and repair as needed.
13.2 Fixtures
Install a new washerless faucet at bathroom lavatory.
Install new tub/shower valve and trim.
Install new waste and overflow trim.
Install new water closets in both locations.
Install a new 40-gallon electric low -boy water heater. Insulate water lines and
make any adjustments needed so that water heater installation will be approved
by the City's inspection department.
Install vacuum breakers to hose bibs.

SECTION 14.0
HVAC
14.1 HVAC
Replace existing A/C and heating system with a 12 SEER system complete with
new duct work. All work performed shall be inspected and approved by the city
of Collage Station building department.
Install dryer vent up through roof.
Note: Access may be cut in the gable at back of house to remove and install new
water heater and heating unit. Access may be covered with a gable vent.

ELECTRICAL
RICAL
15.1 General Specifications
All electrical installations shall conform with the City of ,College Station electrical
code.
Add 110 volt smoke detectors with battery back-up as per City code. One in
each bedroom and in hallway outside of bedrooms. Smoke detectors must be
interconnected.
Add GFI protection to kitchen counter receptacles.
Check GFI protection for proper operation in bathroom land outside receptacles.
Add or replace as needed.
Replace existing kitchen light with a new 4' - 4-bulb wrap around florescent light
fixture.
Re-route wire for motion detector lighting in the attic. Add a separate switch in
the hall way for the lights and recess the boxes in the soffit. Install new motion
detector light fixtures.

MISCELLANEOUS
16.5 Gutters
Install seamless gutters to house complete with leaf guards downspouts and
splash blocks. Color to be Owner's choice.
16.6 Insulation
Install insulation in the entire attic to achieve R-30.
