Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, August 11, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, August 21, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.

SUBJECT: FINAL PLAT for LORD'S ACRES - LOT 2
Item: Consideration, discussion, and possible action on a Final Plat for the
Lord's Acres consisting of 1 lot on 17.56 acres located off State Highway 6 and
North Forest Parkway. (03- 00500179)
Applicant: Henry Mayo, agent for owner
Staff Recommendations: Staff recommends approval of the Final Plat as
submitted.
Item Summary: This item is for consideration of a Final Plat of Lord's Acres, Lot
2 located off State Highway 6 and North Forest Parkway. The front half of the
property is currently zoned R -1, Residential. The remaining portion of the lot is
zoned A -O, Agricultural Open. This Final Plat meets zoning and subdivision
requirements.
Comprehensive Plan Considerations: The Land Use Plan shows this area to
be Institutional; however, the current zoning of the property is R -1 Single Family
Residential and A -O Agricultural Open. The property owner desires to develop
the property as an expansion of St. Thomas Aquinas Church, which is a
permitted use in R -1 and A -O districts. The subdivision will take access from
North Forest Parkway which is designated a minor collector on the Thoroughfare
Plan. The property also fronts on the northbound frontage road of State
Highway 6, which the Thoroughfare Plan designates as a Freeway and
Expressway.

ENGINEERING
1. The Chairman of the Planning and Zoning Commission is no longer Richard Floyd.
The new Chairman is Scott Schafer.
2. Engineering comments on construction documents will be returned under separate
cover.

1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.
