The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: Two (2) sets of revised construction documents. All public utility construction must be in a dedicated PUE. The PUE must be submitted to the City prior to plan approval. 2. Sheet 2: Sidewalk required with street. Extend to end of street construction. 3. Sheet 3: Remove "Typical 40' Subgrade Section ". 4. Sheet 3: Section A -A should show 7" flex base. Sidewalk is required with street construction. 5. Sheet 4: Curved storm sewer along Night Rain Drive not in accordance with Drainage Policy and Design Standards (DPDS). 6. Sheet 5. Outlets for Storm Drain A and B. Riprap in channel as shown constitutes modification to natural water course. When placing riprap in lieu of energy dissipation structure, you must show that velocities are reduced before entering natural channel. 7. Sheet 6: Manhole required at end of S -2 per TNRCC 317. 8. Remove references to "existing" sewer where sewer does not exist. 9. Sheet 7: Inset B. Cross not permitted as shown. Install additional valve or replace cross with tee. 10.2" sand cushion required on sidewalk/ pathway detail. The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by an established deadline to be scheduled for a future Planning & Zoning Commission meeting: Two (2) copies of the revised final plat; If you have any questions or need additional information, please call Spencer Thompson or myself at 764.3570. ENGINEERING 1. Sewer plan is in conjunction with Edelweiss Gartens. However, public sewer is not in a PUE. It is not possible for the City to accept a public utility outside of public easement or ROW. An off -site easement is required for Final Plat approval. 2. Plans show the public street to be dedicated to City, however street is not in ROW. 3. Waterline -2 is not in sufficient easement along Mountain Breezeway. Taps are not in easements. 4. No provision has been made for future sewer line across Victoria at Mountain Breezeway. This will be bored at a later date? 5. Plans denote existing sewer. This is incorrect. Sewer does not exist. Please remove "Ex. ". Reviewed by: Spencer Thompson Date: July 31, 2003 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs street lighting per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides digital AutoCAD 2000i version of plat and /or site plan. email to rbolin(a�cstx.gov 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, September 8, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, September 18, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; and, One (1) Mylar original with the appropriate signatures. Show all easements necessary for development of property. See Final Plat Minimum Requirements checklist. 2. An easement was submitted for a PUE along Night Rain Drive. This easement is not needed or required. Staff will hold the easement information. If there is a delay of this plat, the easement will be processed so that there is not a delay of the Edelweiss Gartens Plat. Otherwise, it is not needed or desired. 3. In order for Edelweiss Gartens Venture to dedicate property on this plat, they must be a signatory. If the parcel has been illegally subdivided prior to this plat, include Volume and Page information; assuming BCS Development Co. is the current owner. 4. For plats with greeway dedication, a special certification statement has been adopted. Please use one of the following. I (we) , owner(s) and developers of the land shown on this plat, and described herein as to the City of College Station, Texas, and whose name(s) is /are subscribed hereto, hereby dedicate in fee simple to the use of the public forever all streets, alleys, parks, easements, greenways and public places thereon shown for the purpose and consideration therein expressed. If you just want a single greenway dedication paragraph, then use this / (we) , owner(s) and developers of the land shown on this plat, and described herein as to the City of College Station, Texas, and whose name(s) is /are subscribed hereto, hereby dedicate in fee simple to the use of the public forever all greenways thereon shown for the purpose and consideration therein expressed.
