Comment: The profile for the 6" public sanitary sewer does not show the conflict with the proposed 6" water line existing manhole and proposed manhole. Is it the inlet of this Site Plan to construct this water line prior to paving of the parking lot? Answer: Conflicts now shown. Comment: The approval of this Site Plan does not authorize or permit the construction of the private utility lines; water and sanitary sewer. These items must be approved by the Building Official per applicable codes. Answer: Understood. We will ask Carl Warren to check the private utility line construction shown on these plans. W u Answer: Note added to site plan. ui Comment: Please remove the "proposed free - standing sign" from the site plan. All signs will be reviewed and permitted separately. Comment: A list of building materials for all facades that are visible from the public right -of -way is now required for all non - residential projects (Unified Development Ordinance). The " Stormwater Pollution Prevention Plan" does not show that the northern parking area was reworked. • Answer: Stormwater Pollution Prevention Plan (sheet 8) has been replotted to show new parking layout in the north area of the site. Comment: Please note on the site plan that all disturbed earth must be 100% covered` with established grass or groundcover prior to C.O. Answer: Note added to sheet 1. Comment: Irrigation is not permitted in TxDOT ROW. Answer: I -1 sheet modified to remove irrigation in TxDOT ROW. Comment: Please put the landscape plan in an engineering scale. The plan looks as if it is a 1 " =20" scale, but the title references a 1/8 " =1' -0" architectural scale. Answer: LS1 & I -1 scale changed to 1"=20'. Comment: Please specify the size of all non - canopy trees in caliper inches. Answer: Size for non - canopy trees have been changed to refer to caliper inches on sheet LS1 & LS2. Comment: The trees shown to be remaining on the "Grading & Storm Drainage Plan" need to be included on the landscape plan. .Answer: Modified trees on Sheet 3 to correctly show those being removed vs. those that will remain on Home Depot's property. ,-Comment: Staff has concerns about the Little Gem Magnolia (Magnolia grandiflora 'Little Gem') because they like acid soil, and the ones we have seen around here do not do well. BUT if there is a cultivar that addresses those concerns, then it might be OK. Please include the details on this cultivar specifically. Answer: See attached photographs of this species being used locally. Comment: The sewer need to be public only up to the first manhole. The sewer may be public all the way as shown. If this is the case, the intermediate manhole is not required but may be desired. Answer: Per verbal discussion with Spencer Thompson what we have designed is O.K. Comment: The City will need an easement to cover the public portion of the sewer and the fire line to the building. If this is included on the replat fine. Answer: These easements are being dedicated on the replat. Comment: Please show the correct topo information along ROW. A DP has been issued to fill this area. Answer: These contours were shown, however quality of prints did not allow it to be clear. We have corrected the print quality so you can discern the difference between: A.) Existing Contours B.) Contour grading in TxDOT ROW (by others) C.) Grading related to site construction Comment: Why is the storm drain from this site not connected to the line going to the detention pond? Answer: Per letter from Terry Barr to Spencer Thompson dated Sept. 3, 03 we clarified that per the original Home Depot Drainage Report this site was specifically designed to bypass the pond in the 66" storm sewer. The detention pond "overdetains" for this site and others that drain to the 66" storm sewer. i• Per previous comment (Staff Review Comments #1) on LS2 you asked that the boulders be relocated. This has now been accomplished. • Per previous comment (Staff Review Comment #1) on LS2 you asked that the squares around the building be defined. They are now labeled.
