Consideration: In and for the sum of Ten and No/ 100 ($10.00) Dollars, and other good and valuable 1
consideration, the receipt of which is hereby acknowledged, and the sum of SIX HUNDRED
FORTY SIX THOUSAND AND NO /100 DOLLARS ($646,000.00), as is evidenced by the
execution and delivery by Grantee of his one certain promissory note in said sum of $646,000.00,
of even date herewith and bearing interest from date until maturity at the rate specified therein,
payable to the order of FIRST BANK OF SNOOK, SNOOK, TEXAS, and providing for
acceleration of maturity in event of default and for attorney's fees; with such note being secured by
a vendor's lien retained in favor of FIRST BANK OF SNOOK, SNOOK, TEXAS, and said note is
additionally secured by Deed of Trust of even date herewith to ROBERT A. WILLIAMSON,
Trustee.
Property (including any improvements):
TRACT ONE: Being a 3.33 acre tract or parcel of land, lying and being situated in the Richard
Carter Survey, Abstract No. 8, College Station, Brazos County, Texas, and being part of the 34.13
acre tract described in the Partial Release of lien to Regency Parkway, Inc., recorded in Volume
1082, Page 337, of the Official Records of Brazos County, Texas, the 34.13 acre tract being part of
the 126.89 acre tract described in the deed from Davis & Scarmardo Construction Co., Inc. to
Regency Parkway, Inc. recorded in Volume 1011, Page 823 of the Official Records of Brazos
County, Texas, and part of the. 5.05 acre tract described in the deed to Regency Parkway, Inc.,
recorded in Volume 1219, Page 280, of the Official Records of Brazos County, Texas, and being
more particularly described as follows:
BEGINNING at the 1/2" iron rod found marking the west corner of Lot 1, Block 1, Greensworld
Subdivision, Phase Two according to the plat recorded in Volume 2478, Page 255, of the Official
Records of Brazos County, Texas, said 1/2" iron rod being in the east right -of -way line of State
Highway No. 6 (East By- Pass);
THENCE N 18° 13' 02" W along the east right -of -way line of State Highway No. 6 (East By -Pass)
at a distance of 20.0 feet pass the common corner between the beforementioned 34.13 acre tract and
the 5.05 acre tract, the west corner of the 34.14 acre tract also being the west caner of the 126.89
acre tract, continue on for a total distance of 348.86 feet to a 1/2" iron rod set at the west corner of
the said 5.05 acre tract;
THENCE N 75° 00' 38" E along the northwest line of the beforementioned 5.05 acre tract for a
distance of 127.00 feet to a 1/2" iron rod set;
THENCE across the beforementioned 5.05 acre tract and the 34.14 acre tract, as follows:

THENCE S 62 18'31" W 5.00 feet to a 1/2" iron rod found marking the north corner of Lot One
Block One Greensworld Subdivision Phase Two. Same being a curve concave to the north, having 0
a radius of 130.00 feet;
THENCE along the northwest line of the beforementioned Lot 1, Block 1, Greensworld, Phase Two
as follows:
Westerly along said curve for an arc length of 100.60 feet to a 1/2" iron rod found, the chord 0

Westerly along said curve for an arc length of 75.02 feet to a 1/2" iron rod found marking 2
the end of this curve, the chord bears S 88° 18' 54" W - 73.98 feet,
S 71° 46' 58" W 115.00 feet to the PLACE OF BEGINNING, containing 3.33 acres of
land, more or less.
TRACT TWO: The right to use in common with others the Perpetual Access Easement across the
tract or parcel of land described in Exhibit "A" attached hereto.

6. Any prior reservation of oil, gas and other minerals in, on or under the herein described
property by Grantor's predecessors in title together with any leases pertaining to such
interest.
Grantor, for the consideration and subject to the reservations from and exceptions to
conveyance and warranty contained herein, grants, sells, and conveys to Grantee the property,
together with all and singular the rights and appurtenances thereto in any wise belonging, to have
and to hold unto Grantee, Grantee's heirs, executors, administrators, successors, or assigns forever.
Grantor binds Grantor and Grantor's heirs, executors, administrators, successors, and assigns to
warrant and forever defend all and singular the property unto Grantee and Grantee's heirs, executors,
administrators, successors and assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof, except as to the reservations from and exceptions to conveyance
and warranty contained herein.
FIRST BANK OF SNOOK, SNOOK, TEXAS at the instance and request of the grantees
herein, having advanced and paid in cash to the grantors herein that portion of the purchase price of
the herein described property as is evidenced by the hereinbefore described $646,000.00 note, the
Vendor's Lien, together with the Superior Title to said property, is retained herein for the benefit of
