SUBJECT: CEDAR ROCK ADDITION (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
October 6, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for Thursday, October 16 2003, 7:00 p.m. in
the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college - station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will not be scheduled for the Planning
& Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Carol Cotter or myself at 764.3570.

Staff reviewed the above - mentioned preliminary plat as requested but had to stop
review due to an incomplete submittal. The following page is a preliminary list of staff
review comments detailing items that need to be addressed. Please address the
comments and submit the following information by an established deadline to be
scheduled for a future Planning & Zoning Commission meeting:
One (1) copy of the revised preliminary plat (additional copies will be
required for the Planning & Zoning Commission meeting);

THIS IS A STOP REVIEW. THESE COMMENTS DO NOT CONSTITUTE A
COMPLETE REVIEW.
ENGINEERING
1. This plat does not meet the City of College Station ETJ subdivision requirement for a
minimum lot width of 100 feet. Minimum lot width is measured at the front building
set back. A number of the lots are less than 100 feet in width.
2. Designate Drainage Easements as "Private ".
3. Change orientation of the plat where the north direction is generally toward the top of
the page.
4. Show any existing easements and designate as such.
5. Indicate whether adjoining properties are platted.

6. On Cedar Springs Ct - at the point where the creek crosses under the road, we need
a 50' X 50' drainage maintenance easement centered on the culvert under the road
on both sides of the road.
7. Add notes:
The 20' ROW dedication along Clay Pitt Road shall be cleared of all brush and trees.
All PUE's along roads shall be cleared of all brush and small trees.
