Following this coversheet is a copy of the Staff Report that was prepared for the following
project. Please keep in mind that staff's responsibility is to provide the Planning & Zoning
Commission with all pertinent facts of a development case, but that staff is not acting as an
advocate for the applicants. Therefore, it is in the applicant's best interest to send a
representative to the Planning & Zoning Commission meeting to speak on behalf of the
proposal.
This item is scheduled for the Thursday, October 16, 2003 Planning & Zoning
Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council

SUBJECT: Preliminary Plat for Cedar Rock Addition
Item: Preliminary Plat for the Cedar Rock Addition consisting of 26 lots on 35.53
acres located off Clay Pitt Road, to the east of Wellborn Road and south of
Koppe Bridge Road. (03- 00500189)
Applicant: Scott Neff, Owner
Staff Recommendations: Staff recommends approval of the Preliminary Plat as
submitted.
Item Summary: This item is for the consideration of a Preliminary Plat for 35.53
acres in the City's ETJ. The property is located off Clay Pitt Road and is being
platted as 26 residential lots. Lots are a minimum of 1 acre and front on one of
two proposed streets. Right -of -way for Clay Pit Road is also proposed to be
dedicated to the County with this plat. This Preliminary Plat meets the minimum
requirements for ETJ subdivisions.
