LEGAL DEPARTMENT MUST BE PROVIDED WITH THE FOLLOWING:

property showing the location of the easement.
2. For platted property, a copy of the plat showing the lot, block, subdivision, and recording information.
3. For blanket easements, a copy of a recent (within 90 days) deed or title commitment showing the names of
the grantors/owners and a descnption of the property.
4. If the Legal Department is required to obtain a title report on an easement, then the applicant shall tender
$250.00 to Development Services for the cost of the report.
5. Corporate or partnership owners must furnish a copy of a corporate resolution or other proof of authority to
sign on behalf of the corporation, partnership, or joint venture.
6. Name, address and phone number of person who is to receive the easement and be responsible for getting It
executed.

Comment: As the fire hydrant for this project will be on the north side of the lot,
please extend the fire lane along the northern curb, identifying the
aisle shared with Home Depot as a fire lane.
Answer: Done
Comment: As mentioned in the memo dated August 14, 2003, only the color and
material samples were reviewed at that time (the conceptual site and
landscape plans no longer had to go to the PRC). The previous
landscape plan was resubmitted and reviewed with this site plan
submittal, but the plan is a stop review. (1) Some plants shown on in
the landscaping legend are not shown on the plan some plants shown
on the plan are not included in the landscaping legend. (2) Site
improvements, such as the concrete flume, may conflict with the
landscaping that was conceptually planned earlier. (3) The site plan
shows the Phase 2 area to be concrete and the landscape plan states
the will be sodded.

ENGINEERING
Comment: Proposed manhole is not needed in this instance and not in a desirable
location. This site can be served by a sewer tap in lieu of a manhole
installation.
Answer: Deleted Manhole
Comment: A storm sewer connection to a public line is required to be at a
junction box. You may construct a j -box a the connecting location
shown on the plans or connect at the existing j -box upstream.
Answer: Changed storm sewer alignment to enter at j -box.
Comment: Water meters are required to be in easements. You may relocate the
meters, submit a separate easement dedication or submit a blanket
PUE.

locate these spaces on Lot 2RE. The additional parking spaces are shown in Exhibit 1.

c W in the "Drainage Requirements for Congleton Carwash, Chicken Express and Future
o + a Restaurant to be Located on Lot 2RD" Report submitted to you on September 22,
0 s 2003. The entire Congleton Car Wash Site was included in drainage area PDA -1B
with a combined acreage of 1.51 acres. Total impervious cover assumed in the
ca ri •� a September 2003 report for PDA -1B was 1.19 acres, of which 0.43 acres were assumed
c on the Congleton site. Please see Exhibit 2 for excerpts from the September 2003 ri
.c x 2 report. Actual site conditions including the additional parking spaces account for 0.40
0 acres of impervious cover, for a difference of 0.03 acres. Because the September 2003
Drainage Report assumed more impervious cover than actual conditions, no flow
increase will occur due to the additional four parking spaces.
