SUBJECT: HIGH RIDGE (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested but had to stop
review due to an incomplete submittal. The following page is a preliminary list of staff
review comments detailing items that need to be addressed. Please address the
comments and submit the following information by an established deadline to be
scheduled for a future Planning & Zoning Commission meeting:
One (1) copy of the revised preliminary plat.

THIS IS A STOP REVIEW. THESE COMMENTS DO NOT CONSTITUTE A
COMPLETE REVIEW.
ENGINEERING
1. The plat that you are replatting from does not match the current plat configuration of
the property in our records. Provide volume and page of the filed plat you are
working from.
2. A 40' diameter access easement exists on the property. You will need to show this
on the plat. This access easement cannot be blocked by fences or structures.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser pole(s).
3. Developer pours transformer pad per city specs and design.
4. Developer installs pull boxes per city specs and design. (pull boxes provided by the
city).
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan. Email to
rbolin a(�cstx.gov
6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction purposes.
8. Developer provides easements for electric infrastructure as installed for all electric
lines.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
