Since the proposed plat would create setback encroachments, it can only be approved with the condition that all existing structures on the lots are removed prior to filing this plat for record. All the existing structures have been removed. 2. Please label which drawing is the Original Plat and which is the Replat. This has been updated. 3. This subdivision is subject LIDO Section 8.2.H.2 Platting and Replatting within Older Residential Subdivisions so each lot must be at least 8,500 square feet and exceed the average lot (building plot) width for all lots in the block. Please show the square feet of each lot on the plat and provide the average lot width of existing lots in the block. This information has been added to the Plat. 4. Revise the Certificate of Ownership and Dedication to reflect the current certificate language and add Terrance Murphy's position to the description. This has been updated. 5. Switch the placement of the Certificate of Ownership and Dedication with its associated notary certificate. This has been updated. 6. Revise the notary signature block to change "she executed" to "he executed." This has been updated 7. Remove the City Secretary attest from the Approval of the Planning and Zoning Commission certificate. This has been updated 8. Please add the details of Note #2 or remove it from the list This note has been removed. 9. Provide a note that Lot 811 will only have driveway access to Welsh Avenue. A note has been added to the Plat. 10. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal lett^- ^c! Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Noted. 11. Please be aware that each lot will be required to provide a minimum of two (2) trees of at least two inches (2 ") in caliper or one (1) tree of four inch (4 ") caliper per Ordinance No. 3222. Noted. ENGINEERING COMMENTS NO. 1 Final Plat 1. Is the 5 -ft PUE adjacent to the rear of the lots existing? If so, please label the volume and page number. This PUE is existing, and the volume and page has been added to the plat. 2. Please show the site triangle on the corner of Holleman and Welsh. Also, add a note indicating that landscaping, signs, etc. between 3 feet and 9 feet are not permitted within that site triangle. This intersection has traffic signal control. Under Case D of the AASHTO design standards the "first vehicle stopped on one approach should be visible to the driver of the first vehicle stopped on each of the other approaches ". There is no defined sight triangle for Case D FYI ... All public infrastructure will need to be built or bonded prior to the plat being scheduled for a P &Z meeting. Noted. The cost estimate for the public infrastructure is included in this submittal. Confirmation of these estimates by the City is needed ASAP so the bond can be obtained. Construction Documents 1. Sh. 1— Sidewalk Note #1 should reference SW3 -04. Note #1 has been updated. 2. Sh. 1— Since there a several obstructions near the intersection, please verify that the minimum required clear space of 4 -ft is provided. The clear space is 5.08'. 3. Sh. 1— Please verify that the proposed sanitary sewer line is at least 5.5 ft from the edge of the PUE. The sewerline shown is existing and our proposed line extension cannot deviate from that alignment in the easement. The line is 4.5' from the edge of the easement. An exception to the design guidelines has been requested in the letter of acknowledgement. 4. Sh. 1— It looks like minimum cover of 2 -ft is not being provided over the sanitary sewer line. A main should be extended to tie into the 6 inch along Holleman if Lot 811 cannot be served be gravity via the proposed line. Lot 8 can be served by the proposed sewer extension with the minimum finish floor elevation of 328.00 for the structure on Lot 8R, as noted on the Final Plat. The pipe material for the sewer line is now proposed as ductile iron and an exception to the BCS Design Guideline for the pipe to be less than 2' in deep is requested in the letter of acknowledgement S. Sh. 1— Please label flowlines This information has been added to the Construction Drawings. 6. Please provide a letter of Acknowledgment, Sanitary Sewer letter, Fire Flow letter, Erosion Control plan, and Traffic Control plan (if necessary). A letter of Acknowledgment, Sanitary Sewer letter, and a Fire Flow letter have been attached. Sheet 1 of 1 is also the Erosion Control Plan and silt fence has been added to the plan. 7. Cost Estimate — Please revise cost estimate and remove the 4" service line and specify 6" sanitary sewer rather than 8" The cost estimate has been revised. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. All easements on site are existing. Electric facilities will be designed within existing easements. Noted. 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. Noted. 3. New services will be energized from existing overhead electric but all new services will be underground. Noted. GENERAL ELECTRICAL COMMENTS Noted. 1. Developer install conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 7. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: gmartinez @cstx.gov 8. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 9. Final site plan must show all proposed electrical facilities necessary to provide electrical services, i.e. transformer(s), pull box(es), switch gear(s), meter location and conduit routing as designed by CSU. 10.
