DEVELOPMENT HISTORY
Annexation: July 1950
Zoning: R -1 Single - Family Residential (1950).
Preliminary Plat: The subject property was not preliminary platted. The final plat for
this subdivision was filed in 1946 prior to being annexed by the
City of College Station.
Site Development: The subject lots were vacant at time of this staff report. Each lot
contained one single- family structure prior to being removed in
March of this year.
COMMENTS
Parkland Dedication: These lots were originally created in 1946, before parkland
REVIEW CRITERIA
Compliance with Subdivision Regulations: The proposed replat complies with the
Subdivision Regulation of the Unified Development Ordinance. The newly created lots also
comply with the requirements of Section 8.2.H.2 "Platting and Replatting within Older
Subdivisions" of the Unified Development Ordinance requiring that each of the proposed lots

dedication fees were required. The applicant is proposing to
subdivide the three existing lots into four lots, thus creating one
additional buildable lot. Fees -in -lieu of parkland dedication in the
amount of $2,021 are required for the additional building plot
being created.
Greenways:
There are no greenways proposed in this immediate area of the
City.
Pedestrian Connectivity:
A six -foot sidewalk exists on across the street from the subject
properties along Welsh Avenue. The applicant is dedicating 1,684
square feet (13.5'X 124.7') of right -of -way along Holleman Drive
to the City of College Station and will be constructing a six -foot
sidewalk in this area.
Bicycle Connectivity:
A Bike Route exists along Welsh Avenue, and Bike Lanes exist
along both sides of Holleman Drive.
Impact Fees:
N/A
REVIEW CRITERIA
Compliance with Subdivision Regulations: The proposed replat complies with the
Subdivision Regulation of the Unified Development Ordinance. The newly created lots also
comply with the requirements of Section 8.2.H.2 "Platting and Replatting within Older
Subdivisions" of the Unified Development Ordinance requiring that each of the proposed lots

exceeds 8,500 square feet in size and exceeds the average lot width of 68.44 feet for the
existing lots in the block.
STAFF RECOMMENDATIONS
Staff recommends approval of this final plat as it complies with the City of College Station
Subdivision Regulations.
