according to the plat recorded in Volume 100, Page 441, Deed Records, Brazos County,
Texas, and said 343 -sq. ft. tract being more particularly described as follows:
BEGINNING at a 5/8" bent iron rod found at the northernmost corner of said Lot 10, said
rod also marking the southeast right of way line of College Main, a 50 -foot public right of
way;
THENCE S 43 ° 40'47" E, along said College Main right of way line for a distance of
100.40' to a 5/8" capped iron rod found;
THENCE, continuing along the said College Main right of way line which is a curve to the
right with the following data: chord bearing S 35 ° 20'09" E, chord 20.67', radius 58.17',
length 20.78', internal angle 20 ° 28'05 ", for a corner;
THENCE N 43 ° 40'47" W, through said Lot 10 and 3.0' parallel to its northeastern
boundary line for a distance of 120.06' to a point lying on the northwest boundary line of
said Lot 10 for a corner;
THENCE N 31 E, along the northwest boundary line of said Lot 10 for a distance
of 3.10', to the POINT OF BEGINNING, containing 343 -sq. ft. of land, more or less.

19, said Boyett Partition, said rod also marking a point on the northwest right of way line
of Cherry Street;
THENCE N 44 ° 16'37" W, along the northeast boundary of Lot 7, Block 19, said Boyett
Partition, for a distance of 139.33' to a 1/2" iron rod found marking the northernmost
corner of said Lot 7;
THENCE N 31 ° 30'37" E, along the northeastern boundary of said Lot 8 for a distance of
10.32' for a corner;
THENCE S 44 ° 16'37" E, through said Lot 8, for a distance of 139.38' to a point on the
northwest right of way line of Cherry Street;
THENCE S 31 ° 47'31" W, along said Cherry Street right of way line for a distance of
10.30', to the POINT OF BEGINNING, containing 1,393 -sq. ft. of land, more or less.
