The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and to be scheduled for a future Project Review Committee meeting: Six (6) revised site and landscaping plans; $3,616 in Parkland Dedication fees (prior to issuance of a building permit); Samples of building materials and colors; and Building elevations, details, and elevations of the fence. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. You will be required to provide sample building materials and colors, building elevations, details and elevations of the fence and other elements on the site for approval by the Project Review Committee. 2. Please remove the language regarding the number of parking spaces required. The parking requirement will be determined by the Project Review Committee prior to site plan approval. 3. The drive aisle width and the separation between driveways shown on the site plan will require a variance from the Project Review Committee. This variance request will be heard by the PRC at the same time that the site plan, parking determination, elevations, and building materials & colors are considered. 4. 180 S.F. of landscaped islands are required for every 15 interior parking spaces. You will be required 360 S.F. of interior landscaped islands. A minimum of a 180 S.F. landscaped island is required at the end of each parking row. This includes a single parking space. 5. Parking screening shrubs will need to be less than 3 foot on center for adequate screening. 6. The minimum dumpster pad size is 12' x 12'. The location of the dumpster needs to be at the rear of the building and will need to be completely screened from the right - of -way. 7. Please provide the zoning of the subject property on the site plan. (NG -3) 8. NG -3 requires bicycle racks. One bicycle space per unit (8) is required. 9. The minimum front setback for NG -3 is 15 feet from the property line. 10. Please provide the transformer location and show the required screening for the transformer. 11. Please provide the mailbox location on the site plan. 12. Sidewalks are required to be constructed along College Main. Sidewalks at least 8 feet in width are strongly encouraged. 13. All meters must be located within an easement or the public right -of -way. Please show the location of all meters on the site plan. 14. Please show any existing or proposed easements. 15. The chain link fence will not be permitted. 16. Streetscaping along College Main will be required. This requirement can be met using one canopy tree or 2 non - canopy trees for every 32 linear feet of frontage (points from these trees may be counted toward the total landscaping points required). This also requires 300 additional landscape points for every 50 feet of frontage on College Main (excluding driveways and site triangles). 17. Sanitation is OK with this project, but I would recommend moving the enclosure flush with the driveway curb, and having a screening fence on the rear of the enclosure, with a small space between that rear fence and the building wall. Applicant: Christian Galindo, P.E., Galindo Engineers and Planners, Inc., agent for John Fu and Ling Yu He Item Summary: 317 Cherry Street is just under half and acre and is currently undeveloped. The applicant is proposing a condominium project with eight 2- bedroom units. The applicant is currently proposing 21 parking spaces for the project. This is a parking ratio of just over two and a half parking spaces per unit.
